This is an impressive stat at face value. But what’s 10x more impressive is the influx of tech companies driving demand. That’s fueling growth comparable to Silicon Valley during its boom years. I spend most of my week analyzing multifamily rental trends and connecting with both market-rate and affordable housing owners across the Greater Sacramento area. Here are my biggest takeaways: 1. In Sacramento, rent increases have slowed down since July and continued to decrease in August. The decrease was about 30 basis points. This trend coincides with the start of the school year, a time when families are less likely to move because it could mean changing schools for their children. August is historically a tough month for attracting renters. 2. Despite the slower rent growth, more rental units have been leased than new units have been delivered in 2024. By the end of August, 2,800 units were rented out, while only 2,000 new units became available. The demand is particularly strong for high-end, luxury apartments. Since the start of the year, about 2,000 units of high-quality (four- and five-star) apartments have been leased. A significant number of new luxury units are being built, which might lead to more vacancies if the demand doesn't keep up. In 2025 and 2026, more than 1,000 additional units are expected to enter the market. 3. Affordable or workforce housing has been struggling to attract renters. Since the beginning of the year, fewer than 100 units have been leased. This segment of the market has faced negative net absorption for 10 consecutive quarters, starting from late 2021. 4. There are currently 3,000 rental units under construction, which represents a 2.1% increase in the market size. This is the smallest increase in construction since mid-2020. New construction projects have been slowing down, with only 560 new units starting in 2024, the lowest number since 2016. Most new construction is concentrated in Downtown Sacramento and neighboring areas like West Sacramento and North Sacramento/Natomas/North Highlands. These areas make up about two-thirds of the new construction. Other areas, particularly high-income neighborhoods like Roseville/Rocklin and Elk Grove, have low vacancy rates below 5%. 5. Newsom's budget proposal includes cutting 10,000 vacant state jobs and implementing an 8% cut to state operations without any layoffs. If similar measures are taken on a larger scale at both state and federal levels, it could lead to an increase in the unemployment rate above the Federal Reserve's 4% target. On Friday, he repeatedly vowed he would not sign a sweeping tax increase on individuals. However, he did propose suspending a popular tax deduction for businesses, which many see as a tax increase. Washington tends to follow these trends. I hate to think of the tax increases that will be pushed in the coming years on businesses. It is already a huge challenge in many industries, especially with expenses increasing so significantly and the cost of capital being so high. #JustSold This transaction showed me the power of cold calling and following up.  About a year and a half ago I started cold calling on 3401 San Mateo or better known as Toas Square. The first couple of months went by and I left voicemails and text messages left and right and no response. Finally, in the third month, I connected with the correct property owner whom we’ll call James for this story. I spoke with him mentioning that I have a buyer who wants to buy his property which I did and if he would sell it. I got the usual response " I'm not looking to sell my property at this time." As a Broker you need to respect your prospects' decisions, they may not be completely right, but you need to respect their situation.   Turns out James is retired, and he lives off the income of this property. James was doing it right by acquiring investments that would produce passive income and become his retirement down the road once he got older. Isn’t that what we all want, to be able to make money while we sleep? Well, James was on top of it.   I would call him once a month after we connected to give updates on what we just leased the shopping center across the street for or similar sale investments that sold and the potential of what he could sell for. After multiple conversations with James, it sounded like he was a Super Landlord and by that, I mean he does everything by himself. Landscaping, Property Management, HVAC maintenance, EVERYTHING! He mentioned that he’s getting older and managing the property is getting more exhausting because a Tenant always wants something, right… I mentioned that he should hire property management or sell this property and 1031 into a single-tenant net lease where he wouldn’t need to manage the property.   After about a year and a half of communication, he was finally ready to sell the property and wanted me to run a broker price opinion. We ended up agreeing on a number and got the property up on the market. Within 3 days we received an offer on the property. After minimal negotiation, we executed the purchase agreement. Everything was going smoothly until it didn’t. A few things popped up in the deal that delayed the process but all in all, was a successful short transaction, or should I say a year and a half of trying to get a short transaction…   If I had stopped calling him after he told me he didn’t want to sell, I wouldn’t be creating this LinkedIn post. Thank you to my CRM, I can track all of my conversations and put reminders to follow up with a certain person so I will never forget. Am I biased, or is overregulation the real monster in California's housing crisis? Here are my thoughts 👇 Rent is too high in California, and there's a shortage of available rentals. Why is that? In large part, it's due to excessive regulatory compliance. It's also a fact that every industry, the more regulated it is, the higher prices are. Just look at health care, education, energy, etc. So what do we do to address this and fix this core issue? State and local governments have decided that the core issue is not the core issue. Instead, they treat the symptoms by creating more regulations in the form of rent control and tenant protection bills. Studies show that rent control policies, while intended to protect tenants, can often discourage new construction and investment in rental properties, which leads to reduced supply. That's just one negative consequence of many. Let me use an analogy of a tree. Imagine it's not bearing fruit because the roots are being suffocated by too much soil and a lack of proper care. Instead of addressing the problem by loosening the soil and providing nutrients, the gardener just keeps adding more soil and water. At first, it seems to help because the tree looks healthier on the surface, but the roots are becoming suffocated, leading to an even worse condition over time. The gardener is well-intentioned, but misguided actions are actually exacerbating the problem. This analogy works because the tree represents our housing market. The excessive soil is overregulation, and the gardener is the government officials who mean well but do not understand the core issue. The initial improvement of the tree represents the short-term benefits or the perceived win when passing rent control laws. However, the long-term negative impact of excessive regulation on the housing market will ultimately kill the tree. The key takeaway?
