Breaking Down the Numbers | Spokane-Area June 2024 Data tells a story, and as you probably know - there is always more than meets the eye. While median days on market are "short" - 11 days, that is actually longer than the same month last year! While some properties are on the market longer, the average is quick. There is a pretty wide variation of DOM. Ask me about specific neighborhoods or price ranges, the time on market is not the same in all. Homes are selling, on average, pretty much right at list price. Defying the hopes or predictions of a crash in home values, home prices are holding pretty steady on average. Bottom line: The Spokane-area housing market is still very active, and homes (on average) are holding their value. Our inventory is still down from pre-pandemic numbers, yet we are seeing some encouraging increases in inventory. Want more data? Head to my website and checkout the "Market Updates" tab. Homes are continuing to sell for very near their list prices. And, sigh, home prices are still creeping upward! Bottom line: The Snohomish County residential housing market is still very active. The Appraiser’s Appraisal Berkeley (North-Market# 22) [email protected] 510-339-6134 Sold past 1-6 months (n=111) median (med) $1,400,000 Days on Market (DOM)=14 Sold past 7-12 months (n=158) med $1,600,000 DOM=14 This suggests a primary (yearly) change of -12.500%. Sold past 1-3 months (n=62) med $1,597,500 DOM=13 Sold past 4-6 months (n=49) med $1,300,000 DOM=15 This suggests a secondary (quarter-to-quarter) change of +22.885%. There are 42 active listing from $549,000 to $3,699,000 with a median DOM at 9 days. Range 1-146 days. There are 19 pending listings (in contract) with a median price of $998,000 Median DOM at 12 days. Range 1-38 days. 2/26 review: -11.252%; quarter-to-quarter -21.513%. 12/29 review: yearly change -8.104%; quarter-to-quarter change -9.756%. 11/02 review: yearly change +11.888%; quarter-to-quarter change -5.263%. So, what’s going on? The yearly trend is down by less than 2 percentage points since our prior observation. The quarter-to-quarter trend is up by more than 44 percentage points and is now positive. We’re still more than 15 percentage points below the 1-6-month median value for the period ending 3/16/2022 which was $1,650,000. This is our current benchmark for recovery. No recovery here. The February 26 pending sales analysis suggested we would see the quarterly trend improve but stay negative. The yearly trend was projected to deteriorate. The quarterly trend did improve but turned positive. The yearly trend really didn’t change much. I am going to call this a miss. This week, we have 86 new listings, 63 significant price reductions (of $5k or more), and an impressive 88 pending homes. 🔍 What does this mean? The slight decrease in new listings and price reductions suggests sellers are becoming more competitive, adjusting to buyer demands. Meanwhile, the increase in pending homes indicates a strong buyer interest, signaling a robust market. The Appraiser’s Appraisal    Berkeley (South-Market# 21) [email protected] 510-339-6134 Sold past 1-6 months (n=129) median (med) $1,400,000 Days on Market (DOM)=14   Sold past 7-12 months (n=117) med $1,100,000 DOM=14   This suggests a primary (yearly) change of +27.273%.     Sold past 1-3 months (n=86) med $1,415,000 DOM=14      Sold past 4-6 months (n=43) med $1,335,000 DOM=17        This suggests a secondary (quarter-to-quarter) change of +4.428%. There are 50 active listing from $499,000 to $4,889,000 with a median DOM at 16 days.  Range 1-168 days.    There are 26 pending listings (in contract) with a median price of $1,278,000.  Median DOM at 15 days.  Range 8-99 days.   4/25 review: +10.609%; quarter-to-quarter +3.381%.  2/23 review: yearly change -2.687%; quarter-to-quarter change +15.859%. 12/28 review: yearly change -10.108%; quarter-to-quarter change +16.997%. So, what’s going on?  The yearly trend has gained almost 17 percentage points since our prior observations. The quarter-to-quarter trend has gained more than 1 percentage point. We’re exactly even with the 1-6-month median value for the period ending 3/16/2022 which was $1,400,000.   This is when the Fed most recently started to raise interest rates and our current benchmark for recovery.  Here again, I would like to see us get above our benchmark before I consider this a recovery. We’ll come back here in about 2 months and see where the numbers take us.
