🏙️ The Bronx made its second appearance among the Top 50 Most Expensive NYC Neighborhoods with a staggering 257% Y-o-Y price surge and a $900,000 median in Fieldston, while Chinatown reentered the top 10 after a two-year absence, thanks to a 79% Y-o-Y price jump pushing its median sale price to $2.03 million. Despite these significant neighborhood-level changes, the overall NYC real estate market appeared stable: the median sale price rose just 2% year-over-year, and sales dipped by 1%. More malls are in trouble of shutting down forever, but there are solutions and are buyers out there willing to buy or partner with these mall owners to redevelop and upgrade these malls. Hopefully a good solution will present itself in this case.

With a citywide median sale price of $267,000, up 24.2% year over year, the Philadelphia real estate market in November 2024 exhibited a range of trends. The average time it took for homes to sell was 47 days, with Center City seeing lengthier market times and Far Northeast Philadelphia being the most competitive. While South Philadelphia had a tiny fall in median prices, Kensington and other neighborhoods saw moderate growth, with median prices rising by 4.3%. Although there is still a considerable interest from New York buyers, migration data showed that 73% of buyers choose to remain local. These observations highlight how useful regional market research is for navigating Philadelphia's changing real estate market.

Industrial and flex spaces in Greater Boston delivered in the last decade are having difficulty leasing up, with availability rates at 25.2% in Q4. Slower leasing activity, especially for large warehouses, has developers hitting pause on new projects until demand picks back up.
