Signifcant changes coming to the Miami condo market that will have a major impact on the already retired and the soon to be retiring. #miami #florida #realestate #condos #buildings #engineering #retirement Under the SB 4-D Bill, Florida condos over three stories tall and over 30 years old must undergo a first inspection by an architect or engineer that, should evidence of "substantial structural deterioration" be found, will be followed by a second, deeper inspection. If no sign of deterioration is found, a new inspection will be done after 10 years, and so on. The numbers suggest that a significant number of condo owners in Miami are trying to sell their aging property before the new regulations introduced by the SB 4-D Bill, Building Safety, come into place in 2025. "It's a mass exodus driven by fear, with retirees caught in the crossfire," ISG World CEO Craig Studnicky told Newsweek. "Condo owners in aging buildings are rushing to sell before the physical examinations start that could reveal structural defects, but they're already late to the party," he continued. "To make matters worse, our brokers are being told point-blank by most buyers: 'Don't even show us anything with potential special assessments.' Everyone's clamoring for newer units, but those are in short supply," Studnicky added. As of August 2024, the #Orlando #apartment #development pipeline remains among the most elevated in the nation, ranking eighth in the U.S. for the number of multifamily units under construction as a share of total inventory. That being said, the once-busting development pipeline has been slowing for six consecutive quarters. Population and employment growth are beginning to slow as well, and collectively are going to have an impact on renter demand in 2025-2026. In the meantime, however, it has been robust, with more than 9,300 total units absorbed year to date. That alone is roughly 35% more demand than occurred in all of 2023, with several months left to go in the year. So what lies ahead in 2025, and where do we go from here? The multifamily communities are part of the firm’s Altera brand, a new attainable housing initiative offering upscale living at cost-effective rates. Altera communities are built with upscale finishes such as granite countertops and stainless steel appliances and top-of-the line amenities. The developer saves on costs by selecting well-located suburban sites rather than more expensive urban locations, executing an efficient and consistent design and embracing minimal, yet well-done, landscaping. 📊 Understanding the Recertification Process in Miami-Dade County 🏢 Properties in Miami-Dade County must undergo recertification at 30 years for inland buildings and 25 years for coastal buildings, with subsequent recertification every 10 years as per Section 8-11(f) of the County Code. Property owners are notified when their buildings require recertification, with a 90-day window to submit the necessary reports. 🏡 Exemptions include single-family homes, duplexes, and small buildings (10 occupants or less, and 2,000 sq ft or less). 🔍 Failure to comply results in referral to the Unsafe Structures Section, which oversees enforcement, including potential postings of unsafe status, issuing Notices of Violation, and Board Orders. 📊 The current case statuses in the Miami-Dade Building Recertification Program show a significant number of properties at various stages: Closed: 2,493 Enforcement: 2,629 Exempt: 5,635 In Progress: 8,109 Issued: 15,249 Revoked: 9 This process complements the new statewide SIRS (Structural Integrity Reserve Study) and MIRS (Milestone Inspection Report) requirements. It will be interesting to see how older communities navigate these overlapping requirements.
