In part, architecture is a process of negotiating agreements between interior and exterior. Tasked with designing a large expansion to a public middle and high school in Belmont, Massachusetts, we had to balance the charms of a bucolic campus setting beside a pond with the needs of separate academic cohorts who required spaces for learning and expression. We worked iteratively in collaboration with the town of Belmont, utilizing various sketch models, plans, and diagrams to arrive at a layout that optimizes perimeter daylighting and views while dividing the interior into flexible learning environments connected via a “main street” animated by student activity and project work. Need a faster work permit to kickstart your project in NYC? We’re currently transforming a beautiful brownstone in Park Slope with vertical and horizontal enlargements, and our client needs to move quickly. By strategically dividing the applications, we submitted the demolition plans separately from the typically time-consuming Alteration CO (formerly Alt I). This allows our client to start working while we secure the remaining permits. While this approach does involve additional costs for expediting, extra plans, and DOB filing fees, it’s a tailored solution that requires cost analysis on a case-by-case basis. Every project we work on starts with drawings. If they exist, we study them to see exactly how a space is constructed. We can see what is possible -- what walls can be removed, what can be repurposed, where plumbing can be located, and more. If there are no drawings, we create them. A huge part of design is knowing the exact proportions and measurements of a space. Our goal is to design spaces that can realistically be built. Whether we're designing from the ground up or renovating an existing space, it has to be doable, meet the budget, and look beautiful. Building Density in Massachusetts. DuckDB with H3 and Overture Maps. I calculated hexagons covering where buildings are in Massachusetts then I divided that by the area of all of buildings in each hexagon and this map depicts that ratio. This could be useful for developers or for environmental reasons. I'm looking into other ratios to look at, such as green space vs. buildings. #duckdb #h3 #overturemaps #keplergl

Changes Coming to NYC Building Code: Effective December 11, 2024 - the definition of a "Major Building" within Section 202 of the NYC Building Code (Chapter 2) will be modifed from the existing threshold of 10+ stories (or 125+ feet in height) to 7+ stories (or 75+ feet in height)... This change will impact the requirements for Construction Superintendents, Site Safety Managers and Site Safety Coordinators and will trigger additional compliance obligations for Demolition and Alteration of buildings which presently would not qualify as a "Major Building" under the current standard... In the event you are in the process of preparing a bid for such type of work, on a project involving seven stories or more - take into account this new requirement if the Project will not mobilize unitl 2025...

SUPERSTRUCTURES conducted a restoration of the facades of Queens College’s main athletic facility built in 1958. Observed deficiencies included: cracked and spalled concrete columns, eaves, precast windowsills, and lintels; cracked foundation walls; cracked and spalled masonry veneer; deteriorated caulking joints; and missing metal window capping and trim. To remediate these issues, the firm developed a unique detail addressing the badly deteriorated precast sills and repaired poured-in-place concrete spandrels by installing an in-wall flashing system, replacing face brick masonry, and restoring the projected portion of the spandrel with formed structural concrete repair mortar. Restoration also included patching concrete elements and treating them with a protective coating, replacing damaged brick masonry, installing new sealant and backer rods, and replacing missing window assembly elements. This project followed SUPERSTRUCTURES’ replacement of the gym’s concrete roof deck and membrane using a PVC thermoplastic material infused with copper. This 15-story student residence was built in 1987. At more than 30 years old, its roofs and terraces were leaking and required replacement. The existing roof insulation conformed with 1987 NYC code requirements, but its thickness was minimal. The updated NYC energy code mandated a minimum insulation value of R-30 over the entire surface of any new roof installation. The thickness of conventional insulation required to achieve R-30 would have raised the new roof surface above the level of existing skylights, parapet flashings, door sills, and AC equipment, requiring reconstruction, replacement, or relocation of these significant components. The client also required a rapid construction turnaround of only ten days. Instead of using conventional insulation to achieve R-30, SUPERSTRUCTURES researched, and ultimately specified, Vacuum Insulated Panels (VIPs). VIP technology capitalizes on the excellent insulating value of a perfect vacuum (like outer space) that provides no medium through which heat can be transferred. VIPs are rigid panels with a microporous core which is evacuated, encased, and sealed in a gas-tight envelope. A 1.57-inch-thick VIP provides the same R-value (35) as six inches of conventional insulation. SUPERSTRUCTURES thus became the first firm in New York City to specify VIPs for this roof restoration project. By specifying a continuous layer of VIPs below the roof membrane, we were able to achieve the code-mandated R-value (and then some). By avoiding disturbance of the existing roof components, we cut the cost of roof replacement for the twelve setback roofs in half, saving $250,000. And the project was completed within the client’s ten-day schedule. #dormitory #roofing #hightech

Point Access Blocks as a type with the introduction of SINGLE access stair affords an increase of 10% efficiency. “PABs, paired with zoning reform efforts, can provide an opportunity to build a more 'financeable' housing product, one that fits within the context of a mid-rise neighborhood and provides a superior quality of life to it's inhabitants. With construction costs of double loaded corridor buildings leading to, in some cases, 15-25% cost increases, the savings PABs would bring to a project may allow some small lot developers to 'pencil' that don't in today's double loaded corridor environment. In addition, through cost savings and increased dimensional flexbility, PABs enable the creation of a variety of new housing units, ones designed not just for a variety of resident types, but also create a more conducive community within the narrow confines of a single flight of stairs and egress.”

We’re starting to see movement on SB-684 subdivision projects. These projects will be some of the first to reap the highest and best rewards. Here’s another one from our portfolio that represents a potential case study. These projects examine a variety of configurations of multiple units on what might at first appear to be single family zoning. (Check out the Baran Studio Density Guide for more small-lot subdivisions and other density strategies.) This project is an example of what can be done on the many ‘R’ zones in Berkeley, even those with existing single family homes. The code for many of these districts contains language that will allow additional units under the right conditions, which can then be subdivided under SB-684. This is another case where we added units to the rear (one of dozens of properties for a single developer). The project was ultimately converted to a site condo, where the developer sold the rear unit and maintained the front for his rental portfolio. Under SB-684 this project could have been a subdivision rather than a condo, and would have been approved ministerially. It also could have implemented reduced setbacks, and would have likely supported additional units. Further, it would not have required an HOA.
