For every 100 people in Austin, there are three small businesses. That number is a testament to the entrepreneurial spirit of our city. Giant corporations tend to get all the attention and set the narrative of our local economy, which has continued to be dominated by layoffs and uncertainty. Meanwhile, small businesses continue to fly under the radar. Many are hiring and renewing, or expanding, their local real estate. It's a story I know well. From 2016-2020, you wouldn't find Sauceda Industries LLC (Acquired by Cart.com) Industries in the media, but we were on a hiring and real estate expansion frenzy. During that time, we went from 10 to 100+ employees and increased our footprint from 6,000sf to 127,000sf. So, if you're looking for a job in Austin, don't overlook our small businesses. Thank you, Bisnow for an interesting Master Plan Community and BTR event. The first panel talked about pain points with development in Central Texas. However, if all issues surrounding lending requirements, interest rates, construction costs, labor shortage, and reasonable municipality review times were resolved, where would we get the water for all of these developments? To be fair, Wes is talking about ways to reduce freshwater usage, but we still have to have enough. If you’re looking for evidence for the theory that the Texas economy experienced something of a “correction” (not a recession) across certain sectors last year, you could do worse than this chart. This is new office leasing volume over time in San Antonio. As you can see, it’s generally been a positive story between mid-2021 and today. All but three of the past 11 quarters have seen more leasing than the 2019 average, before remote and hybrid work upended the office market as we know it. In my opinion, flexible work arrangement are here to stay for many companies. That being said, corporate tenants are still leasing plenty of office space in this market. After all, work-from-home Fridays or Mondays don’t necessarily mean you need any less office space than you would for a five-day, in-office schedule. What adds a hint of remarkability to the number is the fact that the percentage hike for purchasing multifamily projects in Houston was larger than both the median price adjustment for the entire state of Texas – a figure which actually dropped – as well as the increase for the whole USA: #multifamily #commercialrealestate #realestate

Austin's office market is in deep trouble. Vacancies are stubbornly high at 20%. The bulls see a golden opportunity for office-to-residential conversions. They're dead wrong. I am clearly a conversion bull, but even a bull knows the numbers don't lie. Conversions only make sense for older, smaller buildings. Austin's office stock is too new, too big, and too expensive. The math doesn't work - yet. But what about the successful conversions in other cities? Apples and oranges. Those markets, like New York, have a different dynamic. They have a critical mass of older, smaller buildings that are ripe for conversion. Austin's office market is a different beast entirely. The bulls argue that conversions are the solution to Austin's housing crunch. Utter nonsense. The city needs affordable housing, not luxury apartments. Converting offices is a drop in the bucket. So what's the smart play for conversions? Wait for the right opportunity. The signal we're waiting for is a sharp drop in office prices. When that happens, the math will start to work - even for Austin's newer, bigger buildings. But here's the catch: you need to be prepared. Do your homework now. Crunch the numbers. Identify the buildings that have the best potential for conversion. And when the market turns, be ready to pounce. Munger once said, "It's waiting that helps you as an investor, and a lot of people just can't stand to wait." The bulls can't stand to wait. They want a quick fix. But there are no quick fixes in real estate. The wise investor will steer clear of the hype - for now. They'll do the hard work upfront and wait for the right moment to strike. What we are currently seeing in the Austin Industrial Flex Warehouse market: Spent several hours yesterday calling every active Tenant lead that we are tracking on the properties we represent the Landlord. While we are seeing tour and inquiry activity pick up significantly over the last couple of weeks, the overwhelming response was that the demand for warehouse space is still very much there however the key decision maker is out of office for summer vacation. Everyone needs a break to recharge and we get that. July/August are slower months, no counter argument there. The next month or two should be very telling and we will see exactly how much gas is left in this economy. #AllGasNoBrakes

1. Let's talk numbers: Austin's office vacancy rate is 20%, and the housing shortage is felt across all price points. Out of the 16 vacant office properties in the central business district, 13 are under 30,000 square feet. Oh, and since 2004, the city has had a whopping one successful office-to-residential conversion. One. 2. The auditor's office cites centrally located bathrooms, HVAC systems, and poor sunlight access as the main obstacles to office-to-resi conversions. While these challenges are real, focusing solely on them is like blaming your tools for a shoddy DIY project. It's not the hammer's fault, folks. 3. Hannah Rangel from Downtown Austin Alliance argues that office-to-resi conversions aren't a good fit for Austin because the downtown core has a "very young building stock" with "a lot of debt and equity attached to them." Fair point, but let's not forget that cities like New York and L.A. have successfully converted newer office buildings. It's not impossible; it just requires some creative problem-solving. 4. Before you come at me in the comments, consider this example: In 2021, a 20-story office tower in Manhattan was converted into 588 residential units, 30% of which were affordable. The building was constructed in 1962 and had sat vacant for years. Still a record amount of inventory and this does not include all of the Off-Market inventory which continues to be shuffled around. The keys to success when looking to sell office are simple: 1. Access the ever-changing buyer pool. The buyer pool today is different from one and two years ago. 2. Understand and know how to access the owner-user market. 3. Co-Operate with other brokers. Many office brokers are late to the game on this one and have already established a reputation for not being co-broker friendly. 4.
