If you're considering a move to Grand Rapids, Michigan, the time is now. In Q2 2024, the U.S. office market recorded the strongest quarterly leasing activity since the onset of the pandemic, yet, Grand Rapids is outperforming the national averages. Grand Rapids is seeing: - Low Vacancy: 12.7%, among the lowest in the nation. - Rising Rents: Average rents up to $25.95 p.s.f. due to strong demand and limited new construction. - Positive Absorption: Highest level since Q2 2022, with 95,412 s.f. absorbed in Q1. In contrast, the U.S. office market faces higher vacancy rates (20.5%) and negative absorption (8.7 million s.f.), despite a surge in leasing activity post-pandemic. Grand Rapids continues to thrive and is positioning itself for future growth and redevelopment opportunities.

This post is about the Madison office market, not golf. Golf and entertainment play a big part, of course. This is a great central location that is easy to get to from Downtown, East, West and South with unmatched visibility and great linkages that can easily accommodate the 250,000 visitors estimated annually. Continuing a trend we are seeing since the pandemic; this project will cause the demolishment of four Class C office buildings leased out to dozens of small businesses totaling 66,000 square feet along with the demolition of a 47,000 square foot corporate office building owned by WPS. Bottom line - this is a win-win in terms of reducing office inventory and providing a higher and better use. Signs of Stabilization The total office availability rate in the downtown Chicago market decreased for a second consecutive quarter signaling a positive turn for the market. Over the last two quarters, total availability dropped by 70 basis points to 28.9%. The driver is sublease available space as it has decreased by just over 1.1 million square feet since the beginning of this year. This sharp decrease in available sublease space is an indicator that major tenants have finally right-sized their usable space and are offering less large blocks of sublease space to compete in the market. The power is expected to shift to owner’s hands to reset the market with the available direct space pricing.
