There’s no doubt the pandemic did a number on shopping center development and continues to have an impact as the amount of available shopping center space has steadily been declining, which has led to a decade of historic lows in available retail space. As a result, according to a report from CoStar, retail tenants are finding themselves in the unfamiliar position of competing for available space. Indeed, demand for retail space has been broad-based, with availability declining across box sizes and regions. Orlando’s retail sector is experiencing some turbulence. The number of new retail spaces being delivered is declining, and net absorption is down, indicating weaker demand. Rent growth, however, remains healthy, suggesting that the retail market is still holding up reasonably well in terms of pricing. Stay tuned as home furnishing retailers report second quarter revenue as sales have been tanking now for two years since interest rates were hiked and inflation took a toll on this sector. With consumers buying fewer new homes, they have fewer reasons to buy new furniture; not to mention that consumers are strapped with higher finance charges from carrying balances on credit cards, which results in consumers having to prioritize consumables and other necessities over durable good purchases that can be postponed indefinitely. With sales down, retailers have to clear out merchandise at huge discounts, which in turn hits profitability. Among the first stores to report is Wayfair, which reported a loss of $42 million in the three-month period that ended June 30. For perspective, the home furnishing company reported a loss of $46 million during the same quarter in 2023. Don't expect Wayfair to open another large format store like the WS Development Edens Plaza store the company opened this May in Wilmette, Ill. anytime soon. The same goes for expansion plans for other hard goods retailers that are experiencing capital shortages for operations. Havertys Furniture reported a second quarter 13.4% decline in consolidated sales, which fell from $206.3 million in Q2 2023 to $178.6 million in Q2 2024. Comparable-store sales also decreased by 13.6%. Arhaus said its revenues slid to $296.2 million from $304.6 million, while RH reported first quarter net revenues of $727 million, down from $739.2 million in the same quarter of 2023. For the second quarter ending on June 30, Beyond, Inc.'s net revenue fell by nearly 6% although its net loss declined by 42% YoY. Revenue for Sleep Number Corporation decreased by 11% this year in the second quarter to $408.4 million. Sleep Number reported a GAAP loss of $0.22 per share, down from its profit of $0.03 per share in the same quarter last year. This trend is likely to resurface when home improvement retailers, such as Lowe's Companies, Inc. and The Home Depot report second quarter numbers. We are likely to see this trend play out with other durable good retailers, such as home appliances, consumer electronics, musical instruments, tools, sports equipment, jewelry, new car dealerships, etc.

Fresh inventory has intensified competition among multifamily properties. What new amenities are you seeing move the needle? Here are some tips for amenities that go beyond the ubiquitous heated pool. 1️⃣ Tailor amenities to suit the demographics of your renters. Think generationally. Senior communities value robust security features while millennials and Gen-Zers value co-working spaces and access to fitness centers. 2️⃣ Renters want fast and secure access to their packages. “Secure package receiving options” ranked as the most important amenity for renters in 2024 according to a National Apartment Association declaration. 3️⃣ Be careful not to call these amenities "luxury." Residents have come to expect high-speed broadband internet, on-site laundry facilities, and secure parcel solutions as standard amenities. 4️⃣ Renters embrace smart home technology. Incorporating devices that allow renters to monitor their apartments remotely via their smartphones is a great way to position your community as state-of-the-art. Nest thermostats, Blink door surveillance systems, and keyless smart locks give users peace of mind while away from homes. 5️⃣ Outdoor spaces are a hot commodity. From the article, CGI Strategies, a California-based real estate investment and development company, saw that 90% of their new projects now include balconies, up from 70% for last year. Rooftop decks are also cited to increase the value of a property and are a great way to attract and retain existing renters. 6️⃣ Pet-friendly communities have a competitive advantage. Dog parks, grooming stations, and pet-centric community events are a great way to cater to the growing segment of child-free pet parents. 7️⃣ Give remote workers an added workspace. Setting up attractive co-working areas with task lighting, Wi-Fi connectivity, and charging stations can incentivize remote workers to choose your property over a competitor community. #multifamilymarketing #multifamilyamenities
