Inflation and Mortgage Rates: Inflation, which has been a significant factor in the U.S. economy, is showing signs of easing, but it remains a critical variable influencing mortgage rates. After peaking in 2022 and 2023, mortgage rates in Dallas have slightly decreased, settling around 7% in late 2023. This reduction has provided some relief, but the rates are still relatively high compared to pre-pandemic levels, making it challenging for potential buyers to enter the market​ (WFAA. Dallas Express). Real Estate Market Trends: The Dallas-Fort Worth (DFW) housing market has seen some shifts in 2024. Home prices in the area, which had been climbing steadily, are expected to decline slightly—by more than 8% year-over-year according to some forecasts. This decline is partly due to the persistent low inventory of available homes, as many homeowners are reluctant to sell and give up their lower mortgage rates​ (WFAA).
