SEPTEMBER 2024 HOUSING INDICATORS FOR GEORGIA There was a mix of trends in the Georgia housing market with New Listings increasing but Pending and Closed Sales dipping slightly. Median and Average Sales Prices posted modest increases, while inventory levels saw substantial year-over-year growth. New Listings increased 10% to 15,920 Pending Sales decreased 5% to 8,855 Closed Sales decreased 5% to 9,481 Days on Market increased 37% to 48 days The Median Sales Price increased 2% to $363,500 The Average Sales Price increased 4% to $444,455 Inventory levels increased 43% to 39,412 units Months Supply of Inventory was up to 3.9 months It's still a seller's market.... JULY 2024 HOUSING INDICATORS FOR GEORGIA New Listings and Closed Sales showed a moderate increase year-over-year, while Pending Sales showed a decrease. Median and Average Sales Prices saw modest growth and YoY inventory levels saw significant gains in July with around 12,000 more in 2024 than in 2023. New Listings increased 15% to 17,253 Pending Sales decreased 6% to 10,145 Closed Sales increased 7% to 11,398 Days on Market increased 18% to 39 days The Median Sales Price increased 1% to $365,000 The Average Sales Price increased 4% to $446,629 Inventory levels increased 49% to 36,882 units Months Supply of Inventory was up to 3.7 months I hope this info helps you with your real estate endeavors... #singlefamily #rentals are in high demand in Southeast #Florida, propping up rent growth, while demand-supply dynamics continues to put downward pressure on #multifamily asking rents. Of 33 municipalities, 18 had stable/higher #singlefamily asking rents while only 8 had stable/higher #multifamily asking rents as of June 2024 from one year ago, according to #MIAMI #MLS and Rental Beast data. The rising demand for single-family homes indicates a desire for the amenities and lifestyle associated with #homeownership as elevated #mortgage rates and sustained #price appreciation have widened the gap between #owning to #renting by about $1000 per month. Single-family home #investors ( mom and pop) and institutional SFR developers/ investors could expect good investment returns given the strong demand for rentals. Meanwhile, #multifamily asking rents continued to decline y/y as new #deliveries outpaced net #absorption. In multifamily buildings with over 50 units, nearly 9,000 units were delivered into the Miami-Dade, Fort Lauderdale, and Palm Beach market areas, while 6,800 units were absorbed (net), according to Cushman & Wakefield data. However, the long- term outlook for multifamily asking rent growth is positive, as the area continues to see strong #job growth, elevated #migration from pre-pandemic levels, and recovery of net international migration and #tourism.
