Developers Oxford Properties Group and Pappas Enterprises Inc. have proposed a 1.7M SF development for South Boston's Reserve Channel. The proposal features housing, laboratory, and commercial spaces spread over 8 buildings on 13 industrial acres. The project aims to establish 3 new city blocks enriched with open spaces and new streets. As proposed the project will deliver 205 residential units, mixed-use commercial building, a civic pavilion, and 4 research lab buildings. Over the coming weeks the Boston Planning & Development Agency (BPDA) will conduct public meetings to discuss the project. Community input and city discussions will shape the final residential unit offerings, potentially focusing on workforce, senior, or family-oriented housing. It's been said that construction is slow to adopt technology. Suffolk Construction CTO Jit Kee Chin doesn't completely agree with that. "If you compare construction to other industries you might find the construction industry is typically slower to adapt, however, there are situations where the construction industry has been able to adapt quickly," says Chin, who co-founded Suffolk Technologies and has a PhD from Massachusetts Institute of Technology. "For example, the construction industry tends to adopt technologies quickly when those technologies drive efficiencies for the user." What makes tech adoption complicated in buildings and infrastructure, Chin explains, is that the value chain has so many stakeholders and often times new technologies don't affect them all equally. "For example, an insurance tech solution that reduces claims if implemented properly would create immediate value for the insurance company, but not necessarily for the general contractor that must implement the solution," she says. "The solution would create value for all stakeholders long-term because it could mitigate the cost of insurance, but in the short-term the incentives are misaligned." The HYM Investment Group, LLC Suffolk Downs project is not moving forward due to financing challenges that a representative of the broader Boston market. High interest rates and rising materials costs are stalling projects across the region. Based on these rising costs the ability to deliver returns are being challenged. As Thomas O'Brien explains, “The equity is literally like an on-off switch. Either you get to the 6.5% percent return on cost, or you don’t have a project.” These dynamics mean that despite high demand for new units developers are putting a number of permitted projects on hold and creating a significant backlog of permitted units not in construction. Synergy recently acquired the office building at 179 Lincoln St in Boston's downtown. The transaction included taking on $76.5 million in existing mortgage debt. The building encompasses 221,000SF and is currently 82% leased with tenants such as XPO Logistics and Smartsheet. The transaction reflects the larger trend of depreciating downtown office values, as the property had previously been purchased by Blackstone in January 2020 for $155.7 million.
