What do you tell first-time home buyers about mortgage types?
I try to keep it simple. There is "A" paper, "B" paper and "C" paper. A paper is your banks and credit unions best suited for folks with great credit and job history. B paper is better for the self employed and/or folks who have credit challenges. C paper is for folks who are desperate and willing to pay a huge premium to get a loan. Once I know their category, I refer them to that specialist in paper.
