Like it or not -- residential real estate commissions ARE compressing now -- post NAR / DOJ national class action lawsuit settlements. Buyers now know THEY can dictate what the buyer agent commission should be and what they are willing to pay -- and it's heading to 1% soon! In less than 5 years -- this, coupled with AI automation of the transaction -- agent commissions will be a 1% listing fee and 1% buyer agent fee environment, with each side paying their own agent's commission. #realestate #realestatenews

Get rid of Biden, his administrative and political cronies in the upcoming Presidential , all State and local elections throughout the Country over the next two years along with sending “Joe’s illegals” back, will start to Unite, Strengthen and Invigorate the Country in numerous ways. The current Democrat Federal, States and Local Governments with their out of control spending and payrolls, can be reduced with implementation of ChatGPT/Claude AIs that can communicate and provide quicker responses and even more detailed immediate answers when called upon by the public. ChatBot AIs gets no pensions, sick days and other benefits that dwarf those that many in the private sector receive. There will be new software jobs created to create and implement the Chatbot AIs that if necessary, will even be able to communicate between each other. Importantanly, all US Taxpayers would get the financial breaks and service that are needed!

NAR Settlement: A Game Changer for Real Estate Exciting news for buyers and sellers! The National Association of Realtors (NAR) settlement revolutionizes the traditional real estate model. Here's a quick overview:   Buyers: - Mandatory Buyer Representation Agreements: You will need to sign a representation agreement with your realtor before searching for a house. This agreement outlines the terms of the agent-client relationship, including compensation. Buyers can choose to pay their agent directly or request that the seller cover the cost. In the past, sellers usually paid both the buyer's and seller's agent commissions.   Sellers: - Flexibility in Agent Compensation: Sellers will have more control over how they compensate real estate agents. While compensation for the listing agent will be determined and agreed upon signing a listing agreement, the buyer’s side compensation (if any) will be negotiated on a deal-by-deal basis. Home sellers will no longer feel obligated or pressured to pay the buyer’s agent. - Increased Negotiation Power: Sellers will have more leverage in negotiations, as they will no longer be pressured to cover the buyer's agent commission.   Overall Impact: These changes bring more transparency and flexibility for everyone involved. My view is the opposite: I see the potential for the NAR settlement to affect the local market in the long run. How? First, it could shift the dynamics of the US real estate industry: 💡Launch of innovative new real estate models that are no longer restricted by MLS default commission settings & expectations; 💡The role of the buyer's agent, NAR, and MLS will come under scrutiny; Will we see more one-sided transactions in the future (listing agent doing everything), more pocket listings (see Compass Private Exclusives) and agents not renewing NAR memberships (one bloated organisation)? If so, reduced revenue for everyone; 💡More competitive commission structures (remember agents are now restricted from entering commission percentages in the MLS systems) - this could benefit low-fee agency models and allow them to take a slightly bigger piece of the pie; The result is, that there will be an impact on traditional franchise models, and many of them have operations in SA: Re/max, Sothebys, ERA, KW, Century 21 etc. Models will need to be optimised and some of the best improvements you can do, is through more control over your brand and costs. This is why many of these companies are buying out offices and placing it under head office control. This is happening in SA too, resulting in head offices competing with their own offices. A shift in brand strategy in the US, could filter down to SA in one way or another. We will also see innovative new real estate models. Look at how Exp Realty grew to over 1000 agents in a short time frame. Agents vote with their feet, and can jump ship in an instant to a 'cooler', US born, virtual brand. In short, expect a long-term butterfly effect for South Africa, due to increased competition in the US.
