The market action index in San Diego dropped 13% since the summer I think of this index as the market pendulum that’s either balanced or swaying for sellers or buyers, based on supply & demand 1. What this means for EOY sellers: when you take 10% of a $1,000,000 home, you’re objectively subtracting 100,000 from that total price so ✅ It’s a good time to be realistic with pricing your property based on current market conditions ✅ be thoughtful with any fixes, staging, and photography to bring in the most traffic to your open houses It’s possible to get at or above market value when you plan and do the right things at the right time 2. What this means for active buyers: ✨it’s a good time for a (reasonably) lower offer to get accepted within that 13% range drop. Especially, if the property has been on the market for over 30 days ... California Landlords - Learn how to stay complaint in 2025. 🧭 Starting April 1, 2025, #AB2747 will require California landlords of multifamily properties to offer tenants the option to report positive rental payments to credit bureaus. Here’s what you need to prepare: 1️⃣ Update Lease Agreements Ensure all leases signed after April 1, 2025, include an offer for positive credit reporting. Communicate this option to current tenants no later than January 1, 2025. 2️⃣ Invest in Property Management Tech Adopt systems that make it easy to manage tenant opt-ins and maintain compliance with the law. Ensure these platforms align with the Fair Credit Reporting Act (FCRA). 3️⃣ Train Your Team Educate your staff on AB 2747 requirements, tenant rights, and how to handle questions or concerns. Consistency is key to tenant trust and smooth implementation. 4️⃣ Communicate Proactively Tenants will need clear, straightforward information about their options, the benefits of reporting, and any fees involved. According to a new study by RentCafe, Gen Z renters living in the Bay Area are on track to spend up to $300,000 in rent by the time they reach age 30, roughly double what the average Gen Z renter nationwide will spend. Most notably, San Jose and San Francisco are the most expensive markets, the only ones in the nation where Gen Zers will spend a total of more than $250,000 on rent by age 30. This growth underscores the market's strength and ability to command higher prices. Impact of Property Size: - Property size plays a crucial role in rental performance in Scottsdale. Larger properties (5+ bedrooms) consistently achieve higher average monthly revenue and ADR compared to smaller and medium-sized properties. This suggests a strong demand for spacious accommodations, likely driven by group travelers and families seeking ample space and amenities. However, it's important to note that larger properties generally experience lower occupancy rates than smaller properties, indicating a potential trade-off between higher rates and consistent bookings. Influence of Amenities: - The presence of a pool significantly impacts rental performance in Scottsdale. Properties with pools consistently outperform those without pools by revenue. Specifically, properties with pools have a mean revenue of $11,470.80 and a median revenue of $10,144.20, while properties without pools have a mean revenue of $5,931.13 and a median revenue of $5,478.12. - While properties with hot tubs and pools command a higher average monthly revenue compared to those without such amenities, the difference in occupancy rates is negligible. For example, properties with hot tubs have a mean occupancy of 69% and a median occupancy of 67%, while properties without hot tubs have a mean occupancy of 67% and a median occupancy of 66%. This suggests that while these amenities may contribute to a more luxurious experience and justify premium pricing, they do not significantly influence booking frequency.
