With almost 20 years of mortgage lending experience, I call tell you firsthand this issue has been around forever! People get all excited to go see homes, call an agent and go out and fall in love with their dream home! Of course, they decide to go see houses on a Saturday night at 5pm. So, they call the lender their realtor recommended, and they need a pre-approval that night or they will lose the house. Oh, and they must write a competitive offer, so they need to close in less than 2 weeks. The lender drops what they are doing to work on the Pre-Approval Letter. Come to find out the car the home buyers just bought tanked their credit score and now they can’t buy using a conventional loan like they had planned. Due to loan limits they have to put down more money than they expected. Oh, and they just accepted a new job offer (which is what sparked the home buying idea in the first place), so they can’t close until we can document 30 days with of paystubs. Which will be after the date they wanted close. Not to mention, the extra money they now need due to lower loan limits is going to be coming from their grandparents who are not able to provide their bank statements as proof they have the money because their bank only has one person that can do that job and they are on medical leave with no one else know how to help. Welcome to the day of the life of a loan officer. As an industry we need to do better! Educate homebuyers about the benefit of getting pre-approved by a reputable lender prior to going out and looking for a new home!
