Colorado Condos Discussion Post-6 (Last Call -- for Now) Analyzing Builder Participation Reviewing Deed transactions again, specifically looking at the type of builder and breakdown of 2005 versus 2022-2023 across the Front Range. I manually went through all 4,082 deeds in 2005 and 931 between 2022-2023 combined and labelled them: Affordable, LLC, Local, and National-Regional. Here is how the mix broke out focused on the latter three: ** National/Regional builders accounted for 11% of the builders in 2005, and 27% of the condo deeds. ** Local builders registered 41% of the builder count and 54% of deeds. ** LLCs (a mix of GCs, one-off projects, and unidentified parent companies if applicable) accounted for 46% of builders and 18% of deeds. This mix changed in the combined total of 2022-2023, with the most noticeable declines in national/regional builders. They fell from 11% to 9% of the (already reduced) builder count, and from 27% of deeds to only 6%. Now, some of these 2005 builders no longer exist, but many do --- and still build condominiums. Just not here in Colorado. Local builders also fell in the builder count from 41% to 28%, with a gain in deeds from 54% to 67%. So much less builder share, but those that are, have captured more of the diminished business. The LLCs moved up from 46% of the builder count to 63%, and gained share, up from 18% of deeds to 21%. Back to 2005. Of those 201 different condo builders, how many still exist today? About 28%, and back then, those businesses accounted for approximately 41% of 2005’s activity. How many of those 2005 builders, that still exist, have actually built a for-sale condo since 2020? Less than 7%. The balance of them have moved away from for-sale condos into either commercial, MF, or other for-sale product. How many of those same 2005 builders closed a condo unit in 2022 or 2023? Only 2%. Fix the environment. Simply removing barriers that would encourage more large nationals who are already building condos elsewhere would bring significant numbers. Add in more local builder volume and we might actually have a reasonable amount of supply. It is also likely that some of those builders who were burned in the past decade-plus, will not return to this segment even if policies improve. But if the environment becomes more encouraging, I believe over time large, local, and new builders will do what they do best ---- build. ~t #HousingAffordability #ColoradoHousing #housing #buildingconstruction #corealestate #newconstruction #buildcondos Ted Leighty Peter LiFari Homeownership Opportunity Alliance (Colorado) HBA of Metro Denver And thank you to Tim Sullivan and Zonda for the data information to continue this effort.

An unexpected city in the Treasure Valley has emerged as a model of how to fast-track ADUs. The city? Boise, Idaho. Here's a super-compelling stat: "For comparison’s sake, Boise’s 95 ADU permit applications since December put it on track to exceed Seattle’s ADU production in 2019, even though Boise has barely a third of Seattle’s population." How'd they do it? By focusing on three major changes: 1) Removing bans on renters 2) Removing off-street parking requirements 3) Alignment among elected officials, planning and permitting staff, and most Boise citizens on a shared vision for infill development. There is no manual, guidebook, or checklist to help a region form a Metropolitan Planning Organization (MPO). When we worked with the Idaho Transportation Department to form the Magic Valley MPO, we had to lean heavily on our research and investigation skills to parse out the requirements. 🔎 After a little research, we realized there is a lot of flexibility in how MPOs are formed, structured, and operate, including: 🏙️ Boundary of MPO and Number of Member Agencies 🏙️ The minimum required boundary of the MPO Area must include agencies that have transportation and land use decision-making responsibilities for the Census-designated Urban Area. Still, there is no limit on the maximum area of the boundary or the number of agencies that can be involved. 📐 Structure 📐 The MPO can start as an independent agency, requiring office space, business systems, technology, policies, HR, and other crucial operations elements. Or, it can be “hosted” by the anchor city of the Urban Area, to have some of those key elements provided by the existing government structures in place. 📈 Number of Employees & Services Provided 📈 The workload of fulfilling the federally required work products that an MPO must provide, while facilitating meetings for the policy board and the technical advisory committee, is a full-time job. If there are additional services the MPO would like to provide, these services and the staff who provide them are usually part of a more comprehensive form of regional government. #MetropolitanPlanningOrganization #MPO

Colorado Condos Discussion Post-3 New Slide - let’s look at the number of builders/developers actively building condos across the 11-County Front Range over time, as well as the number of active projects. This is calculated based on a review of new home deed closings, 2005 to 2023 (with preliminary months for 2024). Average price trends are also included. Individual markets will be in the comments. At the peak of the market, in 2006 there were 224 active condo builders and 310 active condo projects. As those units were slowly closed out during and after the Great Recession and new legislation, they were not replaced. By 2010, there were only 123 active builders and 134 projects. By 2015, only 50 builders within 55 projects. Outside of 2021, the builder count has not been higher than 50 since and there have been fewer than 60 projects since 2014. In 2023, there were only 20 builders and 25 projects across all of the Front Range. For perspective, in 2007, there were more than that in each of the following counties: Arapahoe, Boulder, Denver, Jefferson, and Larimer. It is also important to note that groups like Habitat for Humanity and workforce housing transactions are included in this data set. Without their efforts, these figures are even lower. So did builders just stop building condos because? No, there are many national and regional homebuilders that once built condos here and continue to build condos in other markets. They have the plans, designs, and teams to build them -- but they do not build them here.  Local homebuilders that were once a large part of the condo market are no longer building them, they moved into other for-sale product. There are little-to-no condominiums because of the elevated risks and costs, mostly specific to Colorado. Demand remains for condominiums. There are many homebuilders who would love to build profitable, high-quality condos, for affordability-seeking households. From 2020 to 2023, the Idaho Transportation Department (ITD) District 3 oversaw the widening of State Highway 55 between Smiths Ferry and Round Valley, Idaho, approximately 60 miles (97 km) north of the city of Boise. This route provides a critical transportation connection between Boise and the town of McCall and is one of the few north–south connector routes in Idaho. At the project location, the highway follows a deep incised canyon formed by the North Fork of the Payette River. ITD’s project goal was to improve roadway geometry and sight distance by widening and realigning the roadway using a series of rock cuts and downslope wall systems. Within the 1-mile (1.6 km) project limits, work included nine major rock cuts ranging between 60 and 200 feet high (18–61 m). On March 15, 2021, a series of significant failures occurred in the newly constructed rock slopes, damaging several pieces of heavy equipment and shutting down the road. We built a #tripplanner widget with a custom user experience for one of our government #transit clients Sacramento Regional Transit District's website. The trip planner allows the user to get the route and more details from the starting location and destination. We built the widget utilizing APIs like Google Maps Geocoding API, and Google Map Directions API and made use of Alpine Js for addressing the front-end challenges offering high-degree customization and dynamic output and finally integration with WordPress using shortcodes. In an earlier post, the design of the trip planner widget was discussed in detail. 🌿 Myno Joins WSDOT’s Roadside Sustainability Project! 🌿 We’re thrilled to be part of the Washington State Department of Transportation innovative pilot project, focused on creating pollinator habitats and sequestering carbon at the Scatter Creek Rest Area, just outside Olympia, WA.    The project includes multiple test plots with different soil amendments:  1️⃣ Biochar-amended compost (BAC) plot with Myno Biochar  2️⃣ Biotic soil amendment with biochar 3️⃣ Compost-only plot   This pilot project will help determine the most effective amendment for roadside pollinator habitats across Washington State.    We can’t wait to see the results!  #biochar #MynoCarbon #WSDOT #sustainability #carbonsequestration
