Many hosts (both novice and veteran) do this completely wrong. The sole purpose of a minimum price is to ensure that during your market's slow season, you at least break even by the end of the month if you're 100% booked. This is NOT to ensure you hit revenue goals. The easiest method I'm familiar with is to determine your average expenses (not including cleaning if you have a cleaning fee) for the past 12 months and divide that number by 30. That's your minimum price. Everyone loves to talk about Airbnb saturation. This market's saturated, that market's saturated, whatever. Whole markets don't often get saturated, but the number of bedrooms in markets can. Here's a surprising fact about property sizes that rarely get saturated. Don't at me, there's probably some market where it is, but generally, it's the studio and one-bedroom properties. You thought I was going to say five bedrooms and over, right? I own a studio and a one-bedroom—they have the highest occupancy rates in my entire portfolio. While they don't always have the highest ROI, they consistently have the highest occupancy rates. In most markets, these sizes are typically underserved. The cool thing? They're much more affordable than five bedrooms and over. If you're on a budget and want to avoid saturation, go for established markets with studio and one-bedroom properties. Due to lower acquisition and operating costs, 1-bedroom and studio apartments can offer a higher ROI for hosts 👀 1-bedroom and studio apartments are less saturated in the Airbnb market due to their lower investment costs, flexibility, urban appeal, affordability for guests, limited supply, ease of management, increasing demand, and versatility in catering to various traveler demographics. These factors make them attractive options for hosts looking to capitalize on the short-term rental market. 👏🏼

The hidden trap in chasing cheap DTC mortgage leads (and how to avoid it) Every loan officer wants more leads for less money. Facebook ads, Google ads, or even old school direct mail. You still want the lowest cost per lead possible. Without cheap leads, there's no way to scale your business profitably, right? Wrong. Here's why: The race to the bottom in lead costs is a game you can't win. And even if you could, you wouldn't want to. Let me break it down for you: 1. Cheap leads are often low-quality leads. They're tire-kickers, time-wasters, and people who are just "curious" about rates. 2. These leads clog up your pipeline, waste your time, and distract you from the real money-makers. 3. Worse yet, they skew your data. If you're optimizing for these cheap leads, you're telling Facebook (or Google, or whoever) to find more of the wrong people. But here's where it gets really interesting... I see Loan Officers (and marketers) bragging about getting cost per lead down to $3. Sounds great, right? But when we dig into their numbers, those leads typically close at less than 1%. Meanwhile, when we generate long form leads, although they cost $15-$25 they typically convert at closer to 3-5%. Do the math. The "expensive" leads are actually considerably cheaper per closed loan (and less opportunity cost). So what's the real secret to profitability in lead generation? It's not about getting the cheapest leads. It's about understanding the lifetime value of a client and optimizing for quality over quantity. Here's how to shift your mindset: 1. Stop celebrating low cost per lead. Start celebrating high close rates. 2. Use pre-qualification questions in your ads and landing pages. Scare away the tire-kickers before they enter your funnel. 3. Segment your leads based on quality indicators (credit score, loan amount, timeline to purchase, etc.). 4. Create different nurture sequences for different quality segments. 5. Track your cost per qualified lead, not just cost per lead. But here's the kicker - this approach requires a complete shift in how you think about and set up your marketing campaigns. I hate S-Corps. It's one of the biggest mistakes newbies make. They are especially the WORST entities for rental properties. Here are 2 big reasons: 👉 Distributing the STR (or any rental property for that matter) out of the S-Corp, even to yourself for refinancing purposes, will create a taxable event. This could lead to unforeseen tax liabilities if the STR has appreciated in value. 📈 👉 Debt won't add to your basis. This means that in many situations, your ability to take losses from the STR will be limited. 📉 But wait, there's more. S-Corps also have more restrictions on the number of owners and the type of owners. There's also less flexibility in structuring unique profit and loss allocations. And sometimes they don't inherit well. So proceed with caution here. Please. I've seen clients hear a snippet about how an S-Corp could save them on taxes and think it applies to them without fully understanding the implications. Find a good attorney and CPA who understands these nuances. Here’s why short-term rentals are your best friend if you have a W2 👇 Under normal circumstances, rental properties are considered "passive" activities, which means any losses can only offset other passive income. But, there’s a special exception that applies SPECIFICALLY for SHORT term rentals (like AirBnB!). The main benefit of this exception is that if you're actively involved in managing the short-term rental, you may be able to use any losses from the rental to offset other types of income, like your regular job salary. This can potentially lower your overall tax bill.  It’s also a great way to secure an earlier retirement, as you’re building passive income from your short term rentals.
