Why QSR and fast casual visits outpaced full-service in 2023 Placer.ai data shows that QSR and fast casual concepts have experienced year-over-year visit increases every quarter since Q1 2023, while full-service has declined or remained flat. Potbelly CEO Bob Wright recently called traffic the “heartbeat of long-term health,” so when industrywide traffic started to dip at the end of last year, red lights started to flash. As it turns out, consumers do have a threshold after two-plus years of higher menu prices in response to historically high inflation. Conversely, full-service chains experienced a 4.9% increase in visits in Q1 2023, but the category declined in Q2 (-1.5%) and Q3 2023 (-0.8%) before essentially turning flat in Q4 2023 and Q1 2024. Placer.ai suggests that QSRs specifically have benefited from speed of service, pointing to throughput improvements at chains like Taco Bell, Wendy’s, and Chick-fil-A as examples. Nearly 63% of Taco Bell’s visits in 2023 were under 10 minutes, compared to 58.4% in 2019, for example. For Wendy’s, 60.5% of visits were under 10 minutes in 2023, versus 56.4% in 2019, and Chick-fil-A was at 51.9% in 2023 and 48.5% in 2019. QSRs have invested significantly in recent years to expedite #service, including Taco Bell’s Go Mobile design, Chick-fil-A’s digital forward prototype tests, and McDonald’s new to-go-only format near Fort Worth, Texas. Wendy’s also recently expanded its drive-thru AI chatbot test because it was yielding faster service times, according to the company. Of note, that McDonald’s to-go-only format generated a larger share of shorter visits compared to other McDonald’s locations in the Dallas-Fort Worth region, according to Placer.ai. Over 80% of visits to the location in Q1 2024 were under 10 minutes, compared to 70% market wide. As such, the to-go-only location had nearly 19% more visits than McDonald’s average in the DFW area. Perhaps it’s no surprise, then, that plenty of full-service concepts are dabbling in speedier formats. Applebee’s opened a to-go and #delivery unit on Long Island in September, for example, while several casual dining concepts have added to-go pickup windows and even pickup lockers for digital orders. Placer.ai data shows that the Applebee’s To Go location drew more lunch and weekday visits in Q1 2024 than nearby Applebee’s locations. Another factor potentially playing into QSRs’ and fast casuals’ favor is the heavy presence of chicken concepts; in Q1 2024, 15.3% of fast casual and QSR visits were to a chicken-based concept, versus 13.4% in Q1 2029. This growth is also reflected in new Technomic Ignite data, which found the chicken category overall experienced a double-digital sales increase in 2023 versus 2022. Both Raising Cane’s and Wingstop experienced sales growth of over 20%, for example, while Chick-fil-A’s sales were up nearly 15% year-over-year and have risen by over 43% since 2021. Rose Hasham AXE COMMERCIAL REAL ESTATE Update on Hospitality Pricing: (Quoting directly from a CoStar News Article and Analytics By Chad Littell below:) Among properties that sold for over $75 million with reported cap rates: -the average transaction size was $367 million -garnered a 7.6% cap rate Host Hotels & Resorts purchase of 1 Hotel and Embassy Suites in Nashville, Tennessee, exemplifies this trend. Host Hotels & Resorts acquired the 18-story luxury hotel and the 30-story Embassy Suites by Hilton, totaling 721 rooms, for $530 million, or $735,090 per key, at a 7.4% cap rate. Starwood Capital Group, Crescent Real Estate LLC, and High Street Real Estate Partners were the sellers. Host Hotels & Resorts, led by CEO Jim Risoleo, has been actively expanding its portfolio, having recently acquired the Turtle Bay Resort in Hawaii from Blackstone for about $680m, adjusting for key money. This follows a pattern of strategic purchases by the company. In Phoenix, Blackstone sold the Arizona Biltmore Hotel  to Henderson Park Capital Partners for $705 million, or just over $1 million per key. After its 2023 renovation, this Waldorf Astoria Resort fetched a 7.5% going-in yield. Deals that once saw yields between 3.25% and 3.5% now range from 5.25% to 5.75%. However, unique assets with compelling stories or prime locations can still achieve cap rates below 5%. The top end of the hospitality sector has also seen cap rates climb about 200 basis points, going from the mid-5% range to the mid-7% band for select deals. In July of 2024, office visits nationwide reached 72.2% of the occupancy in July 2019 (pre-pandemic). This is a post-pandemic record – outpacing even June 2024’s record-breaking recovery showing. Placer.ai is a location analytics company that collects geolocation data from mobile phones. The data provides visitor trends to offices. Placer has been tracking office space use since the pandemic. The Proptech deals continue to roll in, with CoStar Group's recent $1.6 billion acquisition of Matterport and the even more recent news of Yardi Systems proposing to become the majority owner WeWork. While these deals speak to the sustained and seemingly growing interest in Proptech, they also speak to another, less-reported trend of where investors are finding value—which is in technology infrastructure. WeWork, on paper, is an office rental company—the Harvard Business Review even reported as much in 2019, specifically saying that the characteristics of a modern, successful tech company "do not even remotely apply to WeWork." In reality, though, it's biggest value may be found in its software and data. That's something WeWork execs themselves have long been aware. In a 2018 interview with BuiltWorlds, then WeWork Enterprise CEO Veresh Sita, "at WeWork, data and technology truly underpins everything we do and provides the foundation that our company’s culture is built upon." Thank you to Jeff Weinstein and  Hotel Investment Today for sharing the LW Hospitality Advisors Q3 2024 Major U.S. Hotel Sales Survey. With 97 single-asset hotel transactions exceeding $10 million, Q3 activity surpassed $4.4 billion across roughly 16,600 rooms at an average sale price of $266,000 per key. This represents an 8% increase in trades and an 11% rise in dollar volume over Q2, underscoring the ongoing resilience and investor appetite in U.S. hospitality. The largest U.S. hotel sale transaction by Total Sale Price was the $1.07 billion sale of the 1,641-room Hyatt Regency Orlando by Hyatt Hotels Corporation to a joint venture between Ares Management Corporation and RIDA Development Corporation. The largest U.S. hotel sale transactions by Sale Price Per was The Frisbie Group’s sale of the 30-unit The Islands of Islamorada in Florida to The Wills Companies which traded for $2.4 million per key. The resort includes 22 waterfront villas and an eight-unit suite hotel, with plans to introduce the villas as luxury for sale residential units.
