U.S. Census Bureau released its October 2024 New Residential Construction report, shedding light on trends in multifamily housing including: - Multifamily Starts: Seasonally adjusted starts reached 326K, falling 19% below the ten-year average of 402K. This marks a significant 47% drop from the peak of 614K in April 2022. - Completions: November 2024 saw a seasonally adjusted annual rate (SAAR) of 615K units—an impressive 66% above the ten-year average of 371K units. Completions previously peaked at 715K units in August 2024. - Units Under Construction: After peaking at a SAAR of 1,004,000 units in July 2023, the number declined by 20% to 804K units as of November 2024, though still above the ten-year average of 688K. Our Investment Sales team recently sold Preserve at Melrose, a $185 million premier 410-unit multifamily community in Vista, San Diego. Constructed in 2015, this suburban gem marks the second largest single-asset transaction in San Diego so far in 2024, with an impressive purchase price of $451,220 per unit. "San Diego remains a top target nationally for investors, making up 10% of all U.S. multifamily transactions over $150 million and 23% of those in California, year-to-date since 2023," said Hunter Combs, managing director of Investment Sales at Walker & Dunlop. "San Diego's market strength is propelled by its historically consistent rent growth, strong fundamentals and high barriers to entry.
