Just Funded! We have successfully closed on a portfolio of 9 residential investment properties on individual interest only DSCR loans with no income verification to qualify! Our client acquired these properties on fully amortized full-doc agency loans less than a year ago. We advised them on repositioning the portfolio into balance sheet loans with interest only terms, to not only drop the payment but also free up space for the loan to one borrower requirement, which opens up more space for agency debt in the future. Just Funded! We successfully closed a Ground-Up Construction loan for an 84-Unit Multifamily property in Orlando, Florida. Our client came to us because their previous construction lender fell short of their leverage goal by over $2MM. With nearly all multifamily construction lenders, the project needs to cashflow on a perm debt take-out analysis. But we were able to find multiple sources to do the deal with no perm debt take out analysis and ultimately, we were able to secure 87% LTC with $1.5MM in cash-in-hand at the closing table. We were also able to negotiate a floating rate at Prime + 3% with a floor of 10%. With multiple rate cuts in the forecast during our client’s project timeline, having the rate able to float down was invaluable! In addition, our insurance broker connection was able to get us coverage bound amid Hurricane Helene, something that easily could have derailed our closing. Just Funded! We successfully closed on a bridge-to-bridge-to-bridge scenario. Our client originally came to us for a construction loan to build eight (8) single family homes in a small lot subdivision in the illustrious Bel Air neighborhood of Los Angeles. Opportunities like this do not come along often in one of the most well-renowned real estate markets in the world! Unfortunately, with the introduction of ED-1 in LA, luxury SFR subdivisions have taken a back seat to affordable housing permit approvals. Our client is right on the precipice of permit approval, but his current bridge lenders were not playing ball on extending his debt, and our construction lenders were unwilling to take on the project without a clear path to permit approval. Typically, bridge-to-bridge is tough, and especially when you have had a bridge loan for 4 years. But we were able to find multiple sources to do the deal and ultimately, we were able to secure 75% LTV with roughly $400k in cash-out proceeds at a 10.750% interest rate with 1 pt. to the capital provider. In a financing landscape where bridge lenders don’t want to take on a bridge-to-bridge scenarios, and especially where they don’t want to lend over 65% LTV on a cash-out refinance, TLC got the unthinkable secured and funded!
