CBRE forecasted annual 3.1% average multifamily rent growth over the next five years. That would be higher than the pre-pandemic average of 2.7%. That’s expected to be higher than the growth in home prices and with expected lower mortgage rates, which would slightly dent the immediate economic advantage renting offers. By the end of 2025, the 35% additional cost would drop to 32%. While better, it still makes renting the more affordable option. #rent #apartments #multifamily

Interesting to see private equity giant Blackstone sell some of their multifamily assets. Brookfield Properties, a subsidiary of Brookfield Asset Management, acquired eight properties totaling 4,143 units from Blackstone Real Estate Income Trust for $845 million last month. CoStar first reported the story. The portfolio includes apartment communities in Las Vegas; Phoenix; Columbus, Ohio; and Charlotte and Chapel Hill in North Carolina — markets that have seen strong apartment supply recently. #multifamily #apartment #privateequity

As new apartments continue to hit an already saturated market, more have been delivered to date this year than in all of 2023 — which itself set a 30-year record. The number of apartments completed in 3Q 2024 was the highest for a single quarter in 50 years, according to Apartment List’s national rent report for December 2024. The result has been a continuous rise in vacancy rates and a slump in rent growth in many parts of the country, while more than 800,000 new multifamily units still under construction will not help matters. #apartments #multifamily #rent

In western New York, neighbors blockaded a home to prevent a woman’s eviction. In the Midwest, tenants packed a budget hearing and won concessions. In the South, demonstrators temporarily shut down an eviction court and city hall. Across the country, actions like these show tenant organizations playing an increasingly important role as a source of local political power in economically and racially marginalized communities, according to new research co-authored by Jamila Michener, associate professor of government in the College of Arts and Sciences and in the Cornell Jeb E. Brooks School of Public Policy, where she serves as associate dean of public engagement. Such groups have gained visibility as housing insecurity worsened.
