What I do everyday: - Start my day at 5am - Eat a healthy breakfast - Exercise before the workday begins - Write down my list of priorities to accomplish today. My realty: ⏰My two toddlers wake me up everyday promptly at 5am. They don’t care about my REM sleep cycles like my Fitbit Watch does. Like wtf is that? 🥞I devour premade items or just grab some cereal. Or, the kids’ leftover breakfast items. No wasting, ok? 🏋🏻♀️Does sweating while carrying 50 lbs, and rushing them into the car to get to daycare count as exercise? 📝I get to my desk, and now I can’t find my notebook. If I find it, I am rapidly trying to flip to a page that isn’t scribbled on. Ah, shoot, the first meeting of the day has started so let’s just write down some priorities as the day goes on. They say enjoy the process, not the destination. But to be honest, I like the destination. 🤣 Kudos parents. I have mad respect for you all. #Parenting #Entrepreneurship #2BoysUnder2

To the landlords reading this, here's what to do when a tenant stops paying rent. [Disclaimer: none of this is legal advice] 1. If it's the first time and a few days late, just reach out nicely and ask the tenant about it. They may have just forgotten or had a technical difficulty. Often they'll fix it asap and that's the end of the story. Happens to the best of us. 2. If it's not the first time rent hasn't been paid on time, you've reached out again, and it's becoming clear there's a problem, serve an N4. Read the LTB's instructions, read my firm's post about it (I'll put a link in the comments), and do it right. But the main thing to keep in mind is that your numbers, and start and end dates of the rental period, *need* to be correct. And things get more difficult when you're dealing with several months of unpaid rent, and disputes about what's been paid and what hasn't. Don't wait. Don't let arrears pile up. Because you may never get what's owing if you do. Serve an N4 quickly, and by means of a proper, signed, physical form, with a proper notice period. 3. A week before the N4's notice period ends - which is when you can file an L1 online for the tenant's eviction - tell the tenant that an L1 will be filed following expiration of the notice period. Also tell them arrears debt will be reported to the credit bureaus, so it will be on their credit report immediately. And if they're evicted, or even just forced to attend an LTB hearing regarding arrears, the LTB's detailed decision will be a public document. And you'll immediately upload it to Openroom (run by my friendly colleague Weiting Bollu). Where all the tenant's future landlords will find it when they search their name. 4. If the tenant still doesn't pay, file the L1 after the notice period, and wait for the LTB to give you a date. If you need help with this, hit me up. I deal with this kind of thing literally every day. And like I said, you don't want to make any mistakes along the way. Because just one slip up could mess the whole application and send you back to square one. #housing #ontario #landlords
