Much of the charm of northeastern U.S. cities like NYC comes from being built before cars dominated urban design. U.S. cities were once walkable—they can be walkable again if we start prioritizing people in our designs.

Parking requirements raise costs and limit design flexibility, leading to lifeless buildings with long hallways. At Culdesac Tempe, we’re building a vibrant, walkable neighborhood with local businesses and green spaces. We aim to inspire walkable developments everywhere!

Here's why we didn't build residential parking at Culdesac Tempe: 1. Parking lots take up valuable space that could be used for apartments, shops, and green spaces. 2. Parking encourages car dependency, which adds to traffic and pollution. Instead, we built a beautiful walkable neighborhood where connecting to neighbors, local shops, and the city is easy.

Denser, walkable cities are far better for the environment than endless suburban sprawl. Transforming U.S. cities to be more walkable won’t be easy, but it’s essential for adapting to a changing climate.

Why don’t new neighborhoods look more like this? Parking requirements take up space and resources that could be used for people, often resulting in lifeless apartment complexes. At Culdesac, we’re rethinking the norm and building neighborhoods designed around people, not cars.

U.S. cities already have the potential to become more walkable. By updating zoning laws, creating safer streets, and designing with people in mind, we can transform our cities into better places for everyone.

Millennials aren't moving out of the city because they prefer a quieter suburban life as they age. They're being priced out because the US isn't building enough walkable housing. Culdesac is helping bring back walkable development to the U.S.

At Culdesac, we're showing that new walkable neighborhoods can thrive in the U.S.! We aim to be a model and inspiration for walkable development all over the country.

Our buildings are oriented to maximize shade and adapt to the desert environment, providing comfort and increasing energy efficiency. We hope to inspire more walkable, people-centric development that responds to the local environment.

Real estate has long prioritized cars, but that era’s ending with advancements like ebikes, AV ridehail, and zoning reform. This shift will cut transport costs, boost safety, and unlock walkable development.
