Housing Inventory - “The Tale of 2 Cities “: We (www.keyprimerealty.com 📞781 790 4440) follow housing data very closely and thought of bringing an interesting article to market enthusiasts or those who are active in the market now. I've included an interesting Realtor.com data extract from ResiClub. While the entire country suffered from an inventory glut in 2021 w.r.t pre-pandemic levels, it is no longer the case now. See below - a good chunk of the country has better inventory than Nov 2019! Northeast still suffers from a significant lack which explains why most homes go to bidding wars still. We placed 25 offers in the last 1 month and made 4 to get through! Despite population additions, the areas with a supply boom should curb the price increases. ***November 2024 - Producer Price Index - Residential Construction*** We (www.keyprimerealty.com 📞781 790 4440) work with several new construction buyers/sellers. Producer Price Index (PPI) published recently by US DOL - BLS, shows the prices of inputs to residential construction haven’t changed much Month over Month. YoY, there is a good reduction in some highly weighted items that go into new home build such as Softwood Lumber. We pulled some charts from FRED Economic Data. These are eye-opening examples of how construction materials have gone up since January 2020. The Inflation / Supply Chain disruptions have taken a toll on the overall cost of materials that go into new home construction. There are some significant increases in costs. Despite all this, the home builder’s confidence index is so high as the margins are pretty good as they have excellent pricing power considering the home price appreciation during this period due to the supply gut. ***CPI Print on 11/12/2024 – Shelter is Hot But Moderating *** Our (www.keyprimerealty.com 📞781 790 4440) read on a recent CPI report and its relevance to Housing: Shelter costs rose 0.3% Month Over Month and 4.7% Year Over Year. This weighs heavily in the core CPI which is at 2.7% for the last 12-month period. This is above the Fed’s target of 2% but trending in the right direction. The Shelter portion of CPI is a lagging indicator. Rents which are a major part don't turn until they renew which is typical at yearly intervals. With a huge apartment supply coming online, the rents shall stabilize and, in some markets, even show some decreases which should help future CPI prints. The other parts of the Shelter may still be hot such as owner-equivalent Rent & Hotels. The larger consensus is that the rate cuts are imminent, and the housing sector must benefit from it. *** Inventory Drop (5039 last year November to 4339 this November) *** We ([www.keyprimerealty.com] 781 790 4440) download our MA MLS data and analyze it to see the trends. Last Month was not great news which defied the national trend- proof that real estate is so local. We saw a drop in the new listing count when compared to last year's same month. This is in contrast to all year long which saw and reported an inventory bump. Hope this is just a wait-and-watch strategy by potential sellers in anticipation of fast fast-changing lending environment due to Fed decisions and bond markets. Hopefully, this reverses and good news for buyers is the improvement in affordability.
