Lark and Life House are creating a joint venture, Lark Hospitality, LLC, to manage $1 billion of hotel assets. “The joint venture positions Lark to become North America’s leading hospitality choice for hotels under 150 keys,” according to Robert Blood, executive chairman. The deal challenges conventional wisdom about the economics of small hotels. The joint venture will manage 97 hotels with around 3,000 rooms across 27 states. For Lark, which gets controlling interest, the deal provides critical geographic clusters for expansion. For Life House (backed by venture firms like Thayer Ventures), it offers a lifeline. The deal's logic rests on proving that small hotels can generate attractive returns with the most efficient tactics and tech. Lark's 100,000-member loyalty program, which drives one-third of bookings without commission costs, provides evidence for the thesis. So does Lark's use of Mews as a tech stack because Mews' open-API model lets it play nice with lots of other software that small operators might use. Lark Hospitality expects $150 million in revenue under management next year — modest compared to third-party hotel management giants like Aimbridge. However, Lark argues that its focused expertise in small, design-forward properties will make it more appealing to owners of "independent-spirited" hotels looking for specialized management.
