  • Lakeshore Holiday Parade When: Wednesday, November 27th, 2024 at 6:30 p.m. Where: Downtown Manitowoc - on Washington St starting at S 14th St, turns north on S 8th St and continues to the Rahr-West Art Museum where a Santa meet & greet takes place. The Sensory Sensitive Zone (no loud noises or flashing lights) is the first two blocks of the parade, on Washington St from S 14th St to S 12th St.  The Lakeshore Holiday Parade presented by Novak's Service Center is a multi-community celebration in downtown Manitowoc that occurs the Wednesday before Thanksgiving every year at 6:30 p.m. Attracting over 5000 people, this is one of the Lakeshore's largest events and serves as a fantastic way to kick off your holiday season. This parade is numbered and judged to encourage holiday cheer; the top floats are recognized for their efforts at the following City of Manitowoc Common Council meeting (the third Monday of every month at 6:30 p.m.).  Registration is now closed.   • Mayor Justin Nickels Update on the Mid-Cities Mall Site Asbestos is 100% removed from the buildings. Crews are mobilizing today to begin ripping up all the parking lots. Demolition crews will start mobilizing later next week to start demolishing the building. Lots of activity will be happening on the site throughout the month of October. We should see a completely cleared and clean site in November. Tycore Built, who will be developing the site once it is cleaned up, has launched a new website to promote home sales and share what they will be doing on the site. On Tuesday, October 8th, from 4:00PM – 6:30PM, MPU will be hosting power plant tours, our parking lot will have electric distribution demonstrations and bucket truck rides, treats will be offered, giveaways will be available, and more!     MAJOR DEVELOPMENT! Last evening, the Common Council unanimously approved a term sheet with Tycore Built (https://lnkd.in/g-V3Qrgf) out of Green Bay to redevelop the entire Mid-City/Lakeshore Mall site. Since officially purchasing the site this past spring, we have been working with Tycore to put together a development agreement. Last evening, the Council approved selling the 37.1 acres with a development agreement for what will eventually be built there. The mall's demolition and parking lot removal will continue in earnest in October and November. Tycore is very eager to begin site prep and building this winter. The term sheet calls for: -Minimum of 40 single-family homes (1400+ sq.ft.) (where the Yonkers mall is) -Minimum of 168 apartments ranging from 1-3 bedrooms (where the JC Penney mall was) -3 commercial sites (along Memorial Drive) -Total project cost is estimated at around $70,000,000 -A minimum assessed value increment guarantee of $47,840,000 by January 1, 2031 • Up to $4.9 million over that time as pay-as-you-go • Developers pay for infrastructure and design and stormwater (3.97 acres for stormwater) • City receives $5,000/single-family lot sold and $100,000/acre for commercial lots -We will pay back Manitowoc Public Utilities 100% for helping us purchase the property, meaning no ratepayer or taxpayer money will go to buy the property and demolish it; the TIF will pay for it from the new taxes generated by the new growth over the life of the TIF -Tycore is required to begin construction within a year of purchase, but as noted above, they are eager to begin this winter already -Commercial lots require city approval before any business can build • The commercial properties will be consistent with users such as Kwik Trip, Marriott, Hyatt, Red Robin, Culver's, Tom's Drive-In, Chick-fil-A, Jersey Mike's, Starbucks, and Firehouse Subs. Please note: The attached photo is a very preliminary design of the site. The specific businesses shown are still being determined, but they are businesses that the developer has worked with and may have shown interest in the site. As noted, the city has the final say in what will be built on the commercial lots, ensuring the highest quality and suitability for this location, a block from Lake Michigan and across from the West of the Lake Gardens and the Mariners Trail. We want a variety of food options on this side of the city, so there are more options than this list if anyone comes forward. Between this development, the housing developments at The Preserve at Lincoln Park, and the Bayshore development (old Elks Club), we will see hundreds of new families moving to the northeast side of the city. Because of this tremendous growth, we are excited about the new interest that will come from developers, especially on the commercial sites. This is another major step forward in our city's ever-evolving story, and I am excited for the future it promises!
