The New York City Department of Transportation (DOT) is leading the charge to improve battery safety for delivery workers. With the rise of e-bikes and mopeds, The DOT launched a pilot program to tackle the growing risk of fires caused by unsafe charging practices. Through innovative solutions such as creating battery swapping stations and secure charging racks, delivery workers can swap depleted batteries in seconds—significantly reducing fire risks. With over 12,000 swaps already completed and zero fires reported at certified stations, DOT’s initiative is making NYC’s streets safer and more sustainable. Congratulations to SL Green Realty Corp. SL Green Realty Corp. has renewed The Travelers Insurance Co.'s lease for 122,788 square feet at 485 Lexington Ave. in Manhattan for another 10 years. Travelers will occupy parts of the seventh floor and all the eighth and ninth floors. This renewal brings SL Green’s total office leases this year to over 3.5 million square feet. The 485 Lexington Ave. building, also known as Grand Central Square, offers 904,165 square feet of office space and remains a Class A property. Completed in 1956, 485 Lexington is a prime example of the Mid-Century International style and one of the earliest curtain-wall buildings to emerge along Park and Lexington Avenues during the postwar era. Congratulations to Vornado Realty Trust. Apple has expanded its footprint in Vornado's Penn 11 office tower, acquiring an additional 61,000 square feet. The new lease brings Apple's total space in the building to 460,000 square feet and will extend its occupancy through 2035. Apple now occupies the fourth through 14th floors at 11 Penn Plaza. The building, designed by Starrett & Van Vleck and completed in 1923, was recently rebranded as Penn 11 and achieved LEED Gold certification. Building owners across New York City are preparing to meet the requirements of the landmark climate emissions law, Local Law 97 (LL97), taking effect next May. Starting in 2024, New York City buildings—responsible for 70% of the city's greenhouse gas emissions—will need to meet strict yearly emission reduction targets set by LL97. This law applies to buildings larger than 25,000 square feet, roughly 50,000 buildings citywide. To avoid penalties, building owners will need to make energy efficiency upgrades, such as installing LED lighting or upgrading HVAC systems to use less energy. Progress will be monitored by the NYC Department of Buildings. Congratulations to SL Green Realty Corp. The Brazilian government has renewed and expanded its lease at one of SL Green Realty Corp’s iconic buildings, located at 220 E. 42nd Street. Brazil’s offices will now occupy over 65,000 square feet, more than doubling the space from their original 10-year lease. Known for inspiring Superman’s Daily Planet headquarters, this 1-million-square-foot building features the world’s largest indoor globe. The globe sits at the heart of the striking lobby beneath a black glass-domed ceiling. It is currently 93% leased, with tenants including Visiting Nurse Services, Omnicom Group, and WPIX.
