When I start working with a brokerage client looking for an investment property I try to understand their particular situation: - is their goal strictly income? - do they want to use part of the property or all of it? - do they have a specific tax situation (e.g. 1031 exchange)? - are they looking to buy cash or with financing? - what's their budget and time horizon? The more I can learn about their individual needs, the easier it becomes for me to recommend the right investment opportunity and service them.

Be transparent. Show your history of past deals. Successes and failures. Arguably people will respect the transparency on failures more because they’ll know if you’re showing that, you’ve got nothing to hide and you’ve likely learned from that experience and will be more conservative.
