After making these subtractions, you will know the most that you can pay for the home. To me, this is the biggest mistake that new flippers make.

Do not rely on short term appreciation when evaluating the project's viability and profit margin. The real estate market is difficult to predict, and those that try are often wrong. Just because the market has experienced some impressive short-term gains in recent years doesn't mean that trend will continue, and home prices are not climbing at the same pace that they were last year and the year before in most markets, including some where prices are relatively flat or declining. Be realistic when evaluating costs, timeline, future resale value & demand, and don't overlook or underestimate potential unknowns or unique challenges right now.

Meticulous budget planning is a cornerstone of successful house flipping. Beyond the basics, always factor in a contingency fund, adaptability, and financing options. Additionally, consider leveraging project management software for precision in budget management, ensuring a financially sound flip.

Flipping houses requires a certain amount of micromanagement, unfortunately. Most projects usually start with a grand vision, a limited budget, and an aggressive timeline. They require the work of many different service providers and subcontractors, some working in conjunction with each other, on top of each other, or hinging on the work of another. Focus instead on adding modern comforts and functionality with quality finishes that match.

"Sizzle Sells". While you do have to fix any issues that you run across fixing the house up, people tend to not care that you put a space age HVAC system in. They do care that the hardwood floors look nice though!

I'm usually already thinking about the marketing the finished product before or during the acquisition of the property. I like to look at the design and intentions of the original property, identify any unique features or characteristics that can be played up when resold, then select a style and color palette and run with it from start to finish. This helps insure that a consistent look and feel is achieved within the actual house, along with the marketing materials used to introduce potential buyers and agents to the property and the staging that helps showcase the improvements and renovations.
