My real estate portfolio in Waco is EXPANDING! If you are someone who wants to be part of a rapidly growing business, work flexible hours, and make connections with people then keep reading! My real estate portfolio is progressing quickly… and I mean FAST! In just two years I’ve scaled from nothing to 21 rental doors, a sober-living facility, and an Airbnb here in the Waco area.
I am looking to hire someone positive, self-motivated, and READY to grow with me! Specifically, I am looking for someone to help with property management so I can focus on growing the portfolio more.
I'd prefer to hire someone in-house rather than outsourcing to a property management company.

This role will report directly to me and my business partner.
We also hope to expand into managing other landlord's properties down the road.
*RESPONSIBILITIES:* * Oversee the daily operations of the property, including leasing, maintenance, and tenant relations.
* Manage and coordinate all aspects of leasing, including marketing, showing units, screening applicants, and preparing lease agreements.
* Conduct regular property inspections to ensure compliance maintenance standards.
* Address tenant concerns and resolve conflicts in a timely and professional manner.
* Coordinate and supervise property maintenance and repairs, ensuring that work is completed in a timely and cost-effective manner.
* Maintain accurate records of rental payments, expenses, and other financial transactions.
* Stay up-to-date with local rental market trends and adjust rental rates as needed.
* Develop and implement strategies to maximize occupancy rates and minimize vacancy periods.
* Use property management and CRM softwares efficiently.
* Ensure compliance with all applicable laws, regulations, and company policies.
*RESULTS:* * Relay tenant escalations promptly to myself and business partner * Maintain maximum occupancy/rents and re-lease properties quickly * Build out efficient systems for the entire tenant experience (from applying to move out) * Respond to tenant issues in a timely manner (24 hours) and have maintenance requests completed in a reasonable time frame (2-3 days for small requests, 1-2 weeks for large requests) * If you have thoroughly read all of this information, please use the subject line “Purple Onions” in your email *REQUIREMENTS:* * Friendly, Courteous, Approachable, Fair, Firm * Previous experience in property management or related field preferred.
* Strong knowledge of property management principles and practices.
* Familiarity with property management software is a plus.
* Contacts in the industry (i.
e.
maintenance) is a plus.
* Excellent communication and interpersonal skills.
* Ability to effectively market properties and upsell additional services.
* Strong organizational skills with attention to detail.
* Proficient in legal administrative tasks such as preparing lease agreements and enforcing lease terms.
* Knowledge of property maintenance procedures and ability to coordinate repairs.
* Conflict management skills to handle tenant disputes or difficult situations.
* Quick learner with technology * Ability to work remotely and independently at a high level * High-level problem-solving/conflict resolution skills * A special knack for “reading people” * Tolerance for high-stress situations * Adaptable to constantly evolve with the role * Access to reliable transportation around the Waco area Part-Time 1099 Contractor Remote & In-Person 5-8 hours per week max (evenings or weekends as needde needed) $25-$35/hr depending on experience *Ready to join in?* I invite you to respond to the questions listed below.
