Excellent report from Investec’s real estate team. Key takeaways: 1. Residential for sale and residential for rent remain the most appealing investment class within property. 2. London’s appeal has considerably fallen on both counts for investment from 63% in 2022 to 50% as of now (no surprise here) 3. Manchester and Edinburgh have become outliers in their appeal to investors. (No surprise here at all) My take is investors want returns, numbers are the most objective way to assess an investment decision. And Manchester clearly wins.

In line with the Chancellor's statement to bring predictability for business, most of the measures announced in today's Autumn Budget 2024 for the UK capital allowances regime relate to confirmations, clarifications and consultations. The most interesting points are the announcements of consultations for: 1) a mechanism for providing investors in major projects with greater tax certainty in advance (which has been a significant concern and blocker for investors in real estate and infrastructure for a long time), 2) the tax treatment of pre-development costs (again, likely of most relevance to real estate and infra sectors), and 3) a review of the effectiveness of Land Remediation Relief to consider whether the relief still meets its objectives and is good value for money (Spring 2025). In addition to confirmation of a permanent full expensing regime and £1m Annual Investment Allowance per the Corporate Tax Roadmap, the CAs measures announced were: - 100% first year allowances for zero-emission cars and electric vehicle charge points have been extended to 31 March 2026 (for CT) - 100% first year allowances retained for CAs within the EPL - Double cab pick up vehicles with a payload of 1t+ to be treated as cars for the purposes of CAs from April 2025 - No further indication of when assets bought for leasing may be brought within the full expensing regime - Commitment that HMRC will continue to work with stakeholders to improve and clarify guidance on areas of uncertainty within the CAs regime Will these measures be sufficient to start building the certainty sought by business and investors? AUTUMN BUDGET ’24: CGT & BADR CHANGES 💼   From today, the lower rate of Capital Gains Tax (CGT) will increase from 10% to 18%.   The higher rate of CGT will increase from 20% to 24%.   The rates for sale of residential property remain unaltered.   The ‘carried interest’ CGT rate is increasing to 32% from April 2025, with further reform from April 2026 to tax it under income tax. ‘Carried interest’ is a share of the profits generated by an investment fund, paid out to the fund’s investment managers.   Business Asset Disposal Relief (BADR) stays at 10% for 2024/25, then 14% from 2025/26, then 18% from 2026/27.   The 14% difference between sales qualifying for BADR and the new main rate of CGT should be an incentive to move sales forwards to before April 2025.   Stay tuned for our full Budget breakdown, releasing soon. https://lnkd.in/ePZrjsW7 #AutumnBudget2024 #BudgetUpdates

The FCA has finalised sweeping changes to the UK’s Listings regime, confirming the rules of a new framework aimed at boosting the competitiveness of the UK as a listing destination.  The FCA's reforms represent a fundamental rebalancing of risk between issuers and investors. The FCA also aims to provide greater flexibility and accessibility for listed companies and to embed a shift to a disclosure-based regime for investors.  Read PwC UK's summary of the FCA’s final rules, and what they mean for firms.

Real estate brokerage stock is probably the best stock growth story hidden in plain sight. There's an interesting story in today's Green Street News pointing out the recent success story of listed real estate stock, including US listed JLL, CBRE and Colliers and UK listed Savills and the conclusion is a fair one - the stock market is efficiently looking ahead to a lower cost of capital, stabilised markets, recovery and general growth. Hopefully, as a broker, this will all play out, but I believe there are other compelling reasons to invest in the listed real estate brokers 1. We aren't just "brokers". Whilst the real estate capital market flows at around $10 trillion and is predicted to reach $15 trillion by 2030, the total value of global real estate is growing beyond $400 trillion and the listed real estate market is clipping a coupon from most of it through an ever growing array of advisory services. Most of this is immune to the vagaries of the wider capital markets. 2 We are only at the tip of tech. The $14 trillion Big 6 top tech companies are now larger than the combined value of most European stock markets. Like it or not, tech is what investors are backing and whilst JLL have been leading the way in real estate technology, the real disruption hasn't even started. When it does, there is no one better placed to take advantage than the global advisors who hold the keys to both amalgamated and proprietary data. AI simply enables us to grow quicker and stronger. 3. There aren't many of us. There aren't many industries or professional services markets that are dominated by so few global companies, so real estate is peculiar and investible with so few truly global real estate advisers. On top of this, the barriers to entry (brand, knowledge and networks) are too high to prevent anything other than consolidation. Very Late to the party here but I have some thoughts on the UK Autumn Budget and why it might be a great time to get into Buy-To-Let & Social Housing. Investors are now encouraged to prioritise long-term property holdings over short-term resale strategies, as rising acquisition costs could curb speculative investment. With a reduced supply of rental properties entering the market, current landlords may benefit from heightened rental demand, potentially driving yields upward. The government’s commitment to expanding affordable housing aims to alleviate some of the current market pressures and presents valuable opportunities for investors interested in the social housing sector. While higher capital gains taxes may discourage some landlords from selling, this also underscores the potential profitability of long-term property investment. Should interest rates decline as forecasted, landlords could see improved cash flow and rising property values, making this a promising period for strategic investment in property. If all new costs are considered, worked into the numbers and the deal works... Why not now? Thoughts?

Changes to Stamp Duty: What First-Time Buyers Need to Know. The clock is ticking for first-time buyers looking to take advantage of the current Stamp Duty Land Tax (SDLT) rates. From 1 April 2025, thresholds will revert to pre-2022 levels, potentially impacting affordability for those stepping onto the property ladder. What’s changing? - The nil-rate threshold for first-time buyers will drop from £425,000 to £300,000. - Homes valued between £425,001 and £500,000 will no longer benefit from the reduced 5% SDLT rate. I used to be an accountant at PwC. Honestly? I think they’ve got they’ve got their pricing model completely wrong. When I worked there, we believed we were selling time so we: - Recorded time - Charged for time - Wasted time recording and charging 🤷‍♂️ When I started my firm, I did the same thing. But I just ended up working long hours, trading time for money… And not making enough of it! A mentor told me to switch from selling time → selling value. So I started instead selling the: - Results we produce - Solutions we bring - Outcomes we create The result? 1. I started working less hours 2. I started making more profit A win-win 🤝 The Big 4 are juggernauts where change takes time. Smaller firms like mine and yours are agile, nimble and can change in an instant.
