😮 Why interest only mortgages are SAFER than repayment mortgages! 😮 A client recently asked me if they should get a repayment mortgage or interest only mortgage on their Buy-to-Let purchase. I told them I would NEVER consider a repayment mortgage on a BTL and here's why 👇🏼 👉🏼 You're committed to higher payments, which means lower cashflow. If you get a void period or some unexpected costs, you'll be left needing to find money from elsewhere to subsidise your investment. If you struggle to cover those costs, even temporarily, and it results in a missed payment, it can damage your credit rating. 👉🏼 Interest only means better cashflow and more flexibility, but you can still choose to overpay the equivalent of a repayment mortgage if you choose. That means you can still pay down the loan in exactly the same way, but if a big unexpected cost does arise, you have the flexibility to take a break from overpaying for a few months. 👉🏼 Even if you don't repay a penny on your mortgage, inflation will be paying it down for you in real terms. By the end of a 25 year mortgage term, the original mortgage balance will feel tiny in comparison to the property value and cost of living in general. It's therefore safer to keep hold of your profits now to spend or reinvest while they are worth more, then pay off your mortgage in 25 years' time instead (when the same number will be worth far less).
