It is great to have the support of HomeViews in our quest to grow the #SFR sector through advocacy, influencing policy and a holistic embracing of the wider stakeholder base. When we at the UK Single-Family Association say #SFR can help build more homes, everywhere for everyone, we mean it. Much of what we do is *behind the scenes* as we work to evidence the advantages of renting professionally owned and managed houses to policy-makers in Central and Local Government, the wider industry, and the wider public.  Our recent letter to the Treasury regarding #MDR, co-authored with Ion Fletcher at the British Property Federation, and Paul Winstanley at JLL, is just one example. We see professionalism through a wider lens. It’s not just the province of institutionally owned and managed homes. The very nature of #SFR dictates the necessity to broaden our stakeholder horizons. The gentler density and human scale of houses require professionalism at a local level. We embrace #EstateAgents #LandAgents #LettingsAgents #SMEs #HouseBuilders #FamilyOffices #Consultants and many more who operate at local and regional level. All of these have a level of local experience, knowledge and understanding crucial to the delivery of more homes. #SFR is a broad church. A *BIG* family. This is why we support the work of Ben Beadle at the National Residential Landlords Association - NRLA, ARLA Propertymark, The Property Institute, The Housing Forum, The British Property Federation, The Association for Rental Living, CREATE STREETS, Building Garden Communities Conference and many more. Each of whom do really important work within their spheres of influence and continue to advocate professionalism and optimism. There is much to do. Watch this space. A large and stable Institutionally owned private rental market has to be part of the short and long term solution to the UK's housing needs. At abrdn we are huge believers in the BTR market and the provision of quality service and amenities within buildings that help to create communities, as exemplified by our joint venture partners at John Lewis Partnership and the exciting new homes we will be bringing forward together. As with all tenures of housing though, to truly make a difference to housing supply and for the sector to reach the levels of Institutional ownership and liquidity it has in other countries, we also need to widen our outlook. Modern management systems and good design allows us to also invest into a leaner rental product that still provides excellent quality and certainty of tenure to tenants. As investors and developers we should be looking at the breadth of where we can invest as well as deepening our exposure in the more established areas of the market. Really useful summary from my better half on how the build to rent market offer is evolving in the UK and its capacity for growth in the years to come.

The Savills UK Build to Rent Market Research Report is out for Q1 2024 and (not unexpected with recent developments) delivery in the first quarter has been slower than in other years (in the fact the slowest since 2014). However, the overall news remains positive for the Sector: 1. Renters looking into Build to Rent developments are willing to travel further in all locations (helpful graphic below) - mobility of tenants demonstrates how desirable institutionally run developments are becoming as general public awareness increases (acquisition of Homeviews by Rightmove and the recent article by Zoopla will continue to build on this); and 2. Although there has been some general slowing, there still has been 10 deals completed in Q1, with a combined value of £555 million. We also saw in Q4 of 2023, the second highest investment on record. It is important to remember that the UK’s Build to Rent stock now stands at 101,875 completed homes, up 17% nationally compared to Q1 2023. There are a further 54,814 homes under construction as well as 108,917 homes in the planning pipeline, including those in the pre-application stage. The total size of the sector currently stands at 265,606 homes, up 4% compared to Q1 2023. The Sector will (and must) continue to grow - it is important to remember that the UK's ability to deliver good quality housing will need to continue to be supported by institutional investment if we wish to accelerate delivery. According to Nationwide, house prices increased by 0.4% in May, bringing the annual growth to 1.3%. After two months of price declines, this rise in monthly growth indicates that the market has been able to withstand the high borrowing costs. However, price growth is expected to remain limited until there are further reductions in mortgage rates. Despite a slight increase in swap rates, mortgage interest rates have remained relatively steady in recent weeks. While this stability has provided some comfort to buyers, lower rates will be essential to stimulate more demand in the market. See more:

Our latest UK real estate market views - April 2024: - Market hanging on interest rate news, with first cuts now not expected until August/September - Investment volumes remain very weak; Q1 was the slowest start to a year since 2009. - Office values continue to slide; M25 values down further than GFC. West End most resilient. - In contrast, Industrial and Retail Warehouse values appear to have stabilised. - PMA forecasts imply that most sectors have bottomed out, except regional offices and weaker shopping centres/high streets.

" #BTR won't save the sector - but a fresh start beckons" An interesting and reasonably agnostic piece from David Byers of The Times with quotes from James Pargeter & Brendan Geraghty of The Association for Rental Living. Disappointingly, despite 80% of us living in houses, and 60% renting houses, there was no acknowledgement of #SFR's role in delivering more homes. In general terms, the mass media is backward in its knowledge of how housing works. The recent I-Paper and Daily Mail hatchet jobs are typical of click-bait ignorance. Much of the piece laments a lack of engagement at local and central government level. #TF2 as I proposed earlier in the week, is the solution to this. Our industry must engage, must inform, must educate and must influence. #TF2 is the vehicle to do it. If being pragmatic offends... Well, be offended. The fact is this is coming. The majority who oppose do nothing but complain behind their keyboard. A very few who would actually try and stop it do not have the numbers, momentum or means. Change is real. At some point, we must accept that. But that does not mean we need to forfeit any personal or financial liberties. How you adapt to change is key. I've said this before, there is 100% a way to be fully insulated from the negative attributes of CBDCs without sacrificing freedom, and without cutting yourself out of society. You can remain free and able to transact within society and enjoy a high quality of life with no sacrifices. No token expiration. No negative rates. No personal biometric-secured social credit demerits. If you want to be properly structured so as to not be negatively impacted, get in touch. You don't have time to think about it any longer.

It's interesting to see that London’s £5 million-plus residential market stayed resilient in Q2 2024. 🏡 Despite some caution, transactions are significantly stronger than pre-pandemic levels. With 120 sales totaling £1.27 billion, and the £10 million-plus market also performing well, it’s clear the demand for prime London real estate remains strong. See more:

We try to target specific postcodes in Liverpool for our portfolio building clients. One postcode we really like is L13.. Me and Antonio Vaquero both invest there ourselves.. In our personal opinion, it has everything you could want from an investment location. 1. Rental demand - I had 54 enquires on the first day of listing my buy to let there. (I'll say no more) 2. Capital growth history - I actually spent some time a few weeks back looking through every sale recorded in the postcode and how the prices have increased over the last 20 years. (All I'll say is, if you would have known what it was going to do, you would have bought as many as you could 😅) 3. Location - Prime central location. Short distance from the city centre, stones throw from the start of the M62 giving access to Manchester. Good schools, supermarkets, and amenities, and it's just got a really nice feel about the place (ask anyone who lives there). We can't control everything, and there are plenty of other great locations for investment across the city, but this one ticks every box and one place we'll always mention to our clients first. Our latest views on the UK real estate market - August 2024 - According to MSCI, average capital values have effectively been flat since March. - However, this masks sector variations, with industrial and retail warehouse values edging upwards, whilst office values continue to decline. - Office valuations look likely to diverge even further between well-let, prime stock and older assets in fringe locations with void costs and cap ex requirements. - Investment market liquidity remains very weak, with the larger deals being dominated by the “Living” sectors. - Forecasters are generally predicting that the market has bottomed out, but that the recovery will be gradual.
