Discussion on Axing the Right to Buy Process in the UK 🏠 Recently, there’s been a significant debate surrounding the potential scrapping of the Right to Buy process in the UK. This policy, which allows council tenants to purchase their homes at a discount, has been both praised for promoting homeownership and criticised for reducing the stock of affordable housing. There is an argument to say that the Right to Buy scheme has empowered many to own their homes, fostering a sense of stability and investment in their communities. On the other hand, critics highlight that it has led to a shortage of social housing, fueling the housing crisis and making it harder for low-income families to find affordable homes. As the government considers the future of this policy, it’s crucial to weigh the benefits of homeownership against the need for sufficient social housing. Either way, there will be a long lasting impact on the state of affordable housing no matter what the government decides to do. I’d be interested in seeing what my connections’ opinions of this are?

🚧 Construction Activity on the rise for the second month in a row 🚧 Its great to see that the Construction industry output has grown for the last two months on the bounce. Figures from the Office of National Statistics show that 7 out of 9 construction sectors are in growth with most of the sector confident that this will now continue. The biggest challenge is going to be addressing the labour shortage issues so that companies can increase capacity and absorb the influx of new orders. UK BTR Market Update As regional build to rent developments seem to be a common theme in the conversations I have day to day, I was very interested to learn that in Q1 2024 London held the majority of investment in the UK. The NWF has announced financial guarantees that will see Barclays UK Corporate Bank and Lloyds Banking Group deliver £1Bn of funding to accelerate the retrofit of social housing in the UK. Barclays UK Corporate Bank and Lloyds Banking Group will each deliver £500M of lending to the market that has been enabled by financial guarantees of up to £750M provided by the NWF. Nexus Infrastructure plc has acquired Coleman Construction Group (a brand including Coleman Construction & Utilities Ltd and Coleman Rail) for £5.4 million. The company, listed on the Aim stock market, is based in East Sussex and is known for its work in civil engineering. This purchase allows Nexus, which also owns the concrete contractor The Tamdown Group, to expand into important areas like water, rail, highways, and marine services. Coleman, founded in 2000 by Barry Coleman, had a revenue of £8.3 million last year. Charles Sweeney, the CEO of Nexus, expressed enthusiasm about the acquisition, highlighting it as a chance to grow and diversify into essential parts of UK infrastructure. He noted that this move helps the company secure long-term opportunities that are less affected by short-term economic changes. The solid reputation and skills of Coleman in various sectors strengthen Nexus’s overall business, and the team from Coleman will be welcomed into the Nexus family. In a recent update, Nexus announced that its revenue grew by 23% to £52 million in the year ending in September. McAleer & Rushe is aiming high with a turnover target of £500m, focusing on year-on-year revenue growth from significant contracts in the #residential sector. Key takeaways: - The company saw a turnover of £436.3m for the year ending December 2023, showing improvement from £404.3m in FY2022, resulting in a pre-tax profit of £11m. - Operating profit for the design and build contractor was £8.7m last year, slightly down from £11.6m in the previous year. - Profit for the financial year reached £9.3m. - Net assets increased to £60.6m, up from £57.2m in FY2022, with cash standing at £53.1m, up from £45m the previous year. 𝐈𝐭𝐬 𝐨𝐤 𝐭𝐨 𝐬𝐚𝐲 𝐧𝐨! You have a new client on the phone and they are wanting 50% less than your normal fee or the worlds longest rebate period at 100%. 𝐈𝐭𝐬 𝐨𝐤 𝐭𝐨 𝐬𝐚𝐲 𝐭𝐡𝐚𝐧𝐤 𝐲𝐨𝐮, 𝐭𝐡𝐚𝐭 𝐰𝐨𝐧’𝐭 𝐰𝐨𝐫𝐤 𝐟𝐨𝐫 𝐦𝐞. There are unfortunately agencies that will race to the bottom: ❌ Undercutting everyone on price ❌ Throwing CV's at clients without understanding the job ❌ Quantity over quality There is a theme with these agencies, they will promise the world and deliver sweet nothing. They don’t consult, don’t offer advice to their clients and will just agree to whatever the client says Never be shy of telling clients why you charge what you do and don’t be afraid to walk away! #r2r #rec2rec #advice

Pinnacle Group Limited, a provider of housing and community-facing neighbourhood services across the UK, is set to offer more affordable accommodation across the country as it boosts its portfolio by 250 homes. The homes – constructed by developer Persimmon – will now fall under the management of Pinnacle Spaces, one of Pinnacle’s two Registered Providers, who will act as landlord. Pinnacle Spaces aims to increase the supply of high-quality, well-managed affordable housing across England and Wales, and this latest deal brings the number of properties in its portfolio to over 1,000, whilst the total number of homes across the Group’s affordable housing portfolio approaches the 1,500 threshold. It achieves this through an effective combination of access to large-scale funding through partnerships with institutional investors, alongside effective utilisation of Pinnacle Group’s tried and tested operating platform. Over the coming months, the new homes, which are a mix of social rent and shared ownership, will be available to local people in Burgess Hill, Mid Sussex; Weston, Spalding; Wantage, Oxfordshire; and Exning, Newmarket.
