In 2000 Rightmove changed agents newspaper advertising spend for a digital advertising spend model. The world moved. It's business model is built upon 'agents' listing inventory and paying for it. Around the world other property portals allow the public to list directly on to their portals, if for example OTM or Zoopla adopted this model and the revenue from the public outweighed agents licence fees, how long would the most disliked property portal in the UK stay in business? As for large companies being unassailable, WeWork had a market cap of $47BN so a tiny bit larger than Rightmove, until it ceased trading. A better example is the Netflix and Blockbuster story, Blockbuster was the Rightmove of the video rental space, and Netflix came to them saying they were the future, even offering to sell to them - Blockbuster laughed, sitting inside their impregnable fortress with a huge moat around it, 15 years later they closed their doors and well renting videos at your local store or having them mailed to you has sort of given way to a Netflix model a $263BN market cap business. Your point that 'you' would not use an agent without Rightmove in its mix - is well just the point - because you are a person of a certain age - not a tech savvy 18 year old who runs their life on super Apps, and would find that driving around Rightmove is like playing Pokémon (2000 version), a million miles from the beautifully crafted UX experiences they get daily. Failure to innovate and be relevant for that 18 year old who will soon be a tenant and then a homebuyer is very much like those who poured scorn on my Times article four years ago on TikTok as a vehicle for advertising - agency. I made the point that it is the youth and the platforms they use and how they use them that determines if companies like Rightmove will have any relevance. Rightmove may well get millions of views a month, but where is the uptick in sales and lettings in the UK, answer the needle stays the same, as I know there is an awful lot of smoke and mirrors in the proptech space and perhaps agents would do well to consider what they are actually paying for - me I would be charging the portal for listing my inventory - as without it - not one pair of eyes would be coming to the site. Now that is an idea for a radical re-plumbing of the power base, if all Rightmove agents did not list for a month, explaining to vendors and landlords that the cost was too high, Rightmove would soon realise who has the real power and maybe the 10% ratchet of upward costs would stop the hostage situation once and for all.

Urban Splash Residential Fund and Citu partner for £200m UK housing deal By IPE 1 November 2024 The Urban Splash Residential Fund (USRF) has partnered with UK property developer Citu to secure a £200m (€237m) pipeline of sustainable homes in Northern England. The SURE Capital Partners-managed UK residential fund has agreed the partnership to enable it to gain priority access to Citu’s properties and single-family homes in Yorkshire over the next five years. The initial phase of the 600 homes partnership involves the acquisition of 52 homes in Leeds and Sheffield. Akeel Malik, partner at SURE Capital Partners, said: “This deal connects capital with regeneration, allowing us to play a pivotal role in creating vibrant new neighbourhoods. Leeds and Sheffield are exciting, transformative cities where people want to live, work and play, and we’re proud to help drive that change. “Our mission is to cultivate a portfolio of design-led homes for renters – an approach that aligns perfectly with Citu. We have found the ideal product in their award-winning homes and communities.” Tom Bloxham, partner at SURE Capital Partners, said: “SURE has investors ready to commit to design-led homes. It’s a concept that’s been proven with Urban Splash and now with Citu.” Bloxham said the partnership is another example of how SURE Capital is bringing UK and international institutional capital to work supporting UK “SME developers like CITU, Urban Splash and Javelin Block – with whom we completed a deal last year in Birmingham”. The Savills UK Build to Rent Market Research Report is out for Q1 2024 and (not unexpected with recent developments) delivery in the first quarter has been slower than in other years (in the fact the slowest since 2014). However, the overall news remains positive for the Sector: 1. Renters looking into Build to Rent developments are willing to travel further in all locations (helpful graphic below) - mobility of tenants demonstrates how desirable institutionally run developments are becoming as general public awareness increases (acquisition of Homeviews by Rightmove and the recent article by Zoopla will continue to build on this); and 2. Although there has been some general slowing, there still has been 10 deals completed in Q1, with a combined value of £555 million. We also saw in Q4 of 2023, the second highest investment on record. It is important to remember that the UK’s Build to Rent stock now stands at 101,875 completed homes, up 17% nationally compared to Q1 2023. There are a further 54,814 homes under construction as well as 108,917 homes in the planning pipeline, including those in the pre-application stage. The total size of the sector currently stands at 265,606 homes, up 4% compared to Q1 2023. The Sector will (and must) continue to grow - it is important to remember that the UK's ability to deliver good quality housing will need to continue to be supported by institutional investment if we wish to accelerate delivery. Providing an excellent resident experience is high on the agenda for many Build to Rent operators, and location is a key consideration for developers and investors at the site selection and investment stages. So what is the impact of these two elements on rental performance? BTR schemes with the highest scores for resident experience comment a 14% premium over the local area. But being located in an area with lower living quality scores doesn't necessarily mean compromising on rental values, with 9% premiums seen in BTR schemes with lower living quality scores.
