How my property client got 12 leads for a £1M+ property with 2 buyers ready to move forward, without having 1000s of followers. You don’t need a big following (although that helps) you need the right strategy that gets you leads and grows your followers. My client’s selling a 7000 sq ft building with a car park. Of course this looks impressive but the details of the deal and the visuals showed within the first 3-5 seconds was the key to getting 8000+ views, which converted into 12 leads. This is the hook. Within the first 3-5 seconds we introduced the top selling points of the deal. Only at the end of the video did we introduce my client. So here’s the formula If your hook (introduction to the video) is any longer, you risk losing interest. Show high-quality visuals. This is the most common objection I get And it’s not even close “But I already get loads of referrals, I don’t need your services” There is so much wrong with this let’s break it down; 1) If you are getting loads of referrals, most likely it is you, as a business owner, that is so inextricably linked to the company that you don’t have a saleable asset, you have a job for yourself 2) Referrals are without doubt the best form of lead BUT you are in no way shape or form in control of this, it could be feast one month, famine the next. 3) As you’re not in control of the referrals it makes it near impossible to plan to grow, there is no predictability. Conversely, with a properly built brand; 1) Your design team are dealing with new leads that don’t rely on yourself as the business owner, dealing with 2) You can turn the tap up or down depending on how much work you need in the following quarter to meet / exceed targets 3) You have a brand that has value in its own right and no longer requires the business owners every second of the day If you’re getting loads of referrals it means you have a good product and good service. Marketing properly will supercharge the referral effect and exponentially grow the number of leads coming in as you have a new pool of people to sell and therefore get future referrals from. 1 growth limiting mistake I’ve seen advisors make recently… And it’s super easy to fix… Not tracking leads properly. Have a spreadsheet with all your leads: - Know how many enquiries you get - Know how many book an appointment - Know how many showed up - Know how many became customers - Know how many buy protection Track everything... - You’ll spot bottlenecks - Know what to improve - And you’ll be able to reuse this data to get more customers in the future!
