The example of Canary Wharf Group shows perfectly how hybrid work has reduced the attractivness of single-tenant office towers in remote locations. Diversifiying into residential is one possible solution but the conversion of such towers is not always possible. What‘s the read-across for the Zurich office market? The Zurich north area also shows the largest office vacancies and tenants like Zurich Insurance are already trying to sublet unused office space in their Swiss HQ. I’m always thrilled to be a voice on any ESD* & ESG* panel discussion, especially when it digs deeper into the topic of ‘social value’ within built environment. HIP V. HYPE ‘s final Better Building Exchange was an inspiring provocation with fellow panellists Samantha Peart, Gavin Ashley & Alexandra Faure that tapped into ‘social value’ - hard to define, perhaps harder to measure… At the end of the day, we build buildings for people - but sometimes this is forgotten and too often the process of building ‘social value’ is overlooked, for squeakier wheels of the feasibility. I’d argue you can consider both at the same time, for low/no extra cost, and maybe framed as an investment, not a cost at all. Either way, the cost of not doing so, can be a penalty felt in the long term (rental vacancies, lower ROI, lower sales & negative social impact). Whereas connected, inclusive, vibrant communities build positive social impact (value), and often lead to greater ROI. Simply put, people want to be where communities thrive & they’ll choose high ‘social value’ developments over others lacking it every time. *ESD (Environmentally Sustainable Design) *ESG (Environmental Social Governance) #socialvalue #affordablehousing #btr #brand #esg #esd
