Community Development Finance Institutions (CDFIs) have turned ripples of finance into waves of change for businesses and social enterprises across the UK. They provided opportunity and built resilience for disadvantaged communities and those excluded from mainstream finance. In 2023, their lending hit a record high of £287 million: CDFIs now operate at 31 times the scale they did in 2003, when the sector lent £9.2 million. Their achievements reflect their ability to fill widening needs for the right finance at the right time. Here’s what CDFIs achieved in 2023: 🤝 Supported 4,546 start-ups and SMEs with £102m of loans. 💼 12,135 jobs were created or safeguarded.  ⭐️ 371 social enterprises were supported with £119m of loans. In the right direction, to be sure, but a baby step nonetheless. HOW MUCH? Typical first time mortgage is £200,000. INCOME CAP: With rare exceptions banks won’t lend a first time buyer more than 4x income. (U.K. Finance estimate the average is 3.7x) MINIMUM INCOME: £50,000. No typo, fifty thousand. REALITY CHEQUE: Median lower quartile household income in England and Wales is around £25,000. No typo, twenty five thousand. (Note, I use lower quartile because very few renters earn median income) DOWNSIZING: The ratio between lower quartile house prices and lower quartile income is 4x in the North East and 12x in London. Compare that to 3.7x APOLOGIES TO NEIL ARMSTRONG: One small step on the housing ladder for man. One baby step for mankind. 👶

Zopa Bank eyes IPO after hitting FY profitability. UK digital bank Zopa has swung to its first full year profit as it prepares to start offering current accounts and eyes a future IPO. Zopa posted a pre-tax profit of £15.8 million in 2023, compared to a £16 million loss the previous year. The company now has a million customers, with a deposit base of £3.4 billion and loan balance of £2.7 million. Having made its name as a P2P lending pioneer, Zopa pivoted in 2021 to become a traditional bank. So far, it has focused on saving and credit products but will offer existing customers a current account by the end of the year. Speaking to the Financial Times, CEO Jaidev Janardana, says the company is ready to float and still wants to do so in London. Well it certainly looks like the short term lending market is in good shape. The modest increase in overall loan book size suggests a healthy level of redemptions (well done the unsung heros in Collections!) mirrored against the levels of completions. Would be interesting to know wouldn't it! And how much of the new business is "new" and not just a rebridge? Perhaps The Bridging & Development Lenders Associations could ask its members?

🚨 𝗡𝗲𝘄𝘀 𝗙𝗹𝗮𝘀𝗵: Monzo Bank is planning to go big on business customers and eyes 𝗚𝗹𝗼𝗯𝗮𝗹 𝗘𝘅𝗽𝗮𝗻𝘀𝗶𝗼𝗻 after doubling the amount of business customers in a year. Monzo, which started rolling out business banking products in March 2020, has now hit 450,000 business customers, up roughly 100% since May 2023. Monzo is currently offering its business accounts only in the UK, but has plans to set them up in other regions soon, Jordan Shwide, general manager of Monzo’s business banking team, tells Financial News.
