Overvaluing Properties: The Silent Killer of Estate Agents' Reputations Overvaluing a property to win a listing is a short-sighted tactic that destroys trust. It’s not just unethical; it’s a betrayal of the client’s confidence. The result? Your reputation suffers, and your business pays the price. When a property sits unsold due to inflated pricing, it damages your credibility. In today's competitive market, honesty isn’t just a virtue—it’s a necessity. Clients remember the agent who gave false hope, not the one who gave fair value. The truth is, overvaluing doesn’t win in the long run. You lose more listings than you gain, as clients turn to agents who are transparent and data-driven. Be the agent who values integrity over empty promises.

Estate Agents - Read this BEFORE requesting a decision in principle from your buyers! 🧠 Understanding the Difference Between Residential and Buy-to-Let Mortgage DIPs As estate agents, your role in the property buying process is pivotal. One common practice is requesting a Decision in Principle (DIP) before putting forward an official offer to a seller. This DIP acts as proof of funds, ensuring the buyer can afford their offer. While this process works well for residential mortgages, as it's based on the buyer's personal affordability, it doesn't quite fit for buy-to-let (BTL) mortgages. In BTL cases, the DIP is primarily based on the property itself, including purchase price and rental income, and not the buyer’s personal finances. Therefore, requesting a DIP before making an offer can be less effective and, frankly, a waste of time for both the buyer and their broker. At Grand Union Finance we understand the nuances of this process and encourage a slightly different approach for BTL offers. Here’s what we advise our clients to include in their official offers to agents: 1. The address of the property they are offering on 2. The monetary offer 3. Proof of their deposit 4. Due diligence documents, namely ID and proof of address 5. Contact details of their solicitor 6. Their Grand Union Finance broker and case manager copied into the email, with a note stating that full proof of funds will be provided by way of a DIP once the offer is accepted, subject to proof of funds, within an agreed time period. This constitutes an official offer, which by law needs to be passed on to the seller. We recognise that most of the time, requesting a DIP upfront is the right step, especially for residential purchases. However, in the case of BTL mortgages, understanding and acknowledging this distinction can streamline the process for everyone involved. By working together and being aware of these differences, we can make the property buying process smoother and more efficient for our clients. Pricing too high or charging low fees to secure a listing can hurt both us and the vendor. Remember, only 53% of listings go through to completion. Hello all fellow agents, is anyone finding that mortgage valuation surveyors, when seeing the slightest of cracks, are advising that it is suspected subsidence? It’s leaving a lot of my clients out of pocket and all several properties this has happened to, have been proven to be structurally sound. This makes me rather dubious and concerned for my clients.
