One notable trend is the impressive demand for Build to Rent homes, with properties in major UK cities letting 25% faster than pre-pandemic levels 📈. The median time to let in London and Core Cities is just 24 days, showcasing the high demand and efficient turnover in these markets 🏙. NewRiver REIT plc, a real estate investment trust, agreed to acquire Capital & Regional, a UK-focused retail property REIT specialising in shopping centres, for £147m ($194). Shareholder of Capital & Regional would be entitled to receive and retain an interim dividend declared by Capital & Regional for the six months that ended June 30. Once Capital & Regional shareholders become NewRiver shareholders, they will be entitled to an interim dividend to be declared by NewRiver for the first six months ending September 30. Interesting spotlight from CoStar on the Bayes Report on UK commercial real estate lending, the headline being that new lending was at a decade low in 2023. It is reported that the traditional office and retail sector is being ignored in favour of the living sector and logistics. Some further key points highlighted include: "·        All lender groups were affected by the decline in lending appetite, with new lending declining by between 14% (UK banks) and 50% (other non-bank lenders). ·        New development lending totalled £5.8 billion – with just over half (52 per cent) going to residential development financing. The overall development debt pipeline declined, and development lending accounted for only 16% of all new lending. ·        Some 30% of residential development finance came from small lenders (with balance sheets under £1 billion), which may be more at risk of ceasing business within the next 3-5 years, or of merging with larger funds." This all mirrors my experience last year and makes an interesting read. It will be interesting to see what this year has in store, so far, a mixed picture albeit as busy as ever!
