Time to stop blaming each other for the housing crisis! Politicisation or point scoring with others is getting us no where! We are getting no where by blaming the government, landlords, local councils, developers, planning rules etc. The facts are; 1. There’s a national housing crisis 2. There’s currently 46,217 long term empty homes in Scotland! 3. There’s a huge waiting list of folk needing decent homes and more importantly homelessness in our great country. Some of the good work in the pipeline will take time but an Assisted Sale strategy can, within a few months; 1. Agree a price with a home owner 2. Use private investors cash to pay, manage and refurb empty homes whilst the home owner still owns the property 3. When refurbished, sell on to either councils, affordable housing providers or investors with an agreement of guaranteed rent for several years for those needing homes from affordable housing to mid market rent. At Bee Lifted Property Solutions we have the network of solicitors, architects, investors and trades to make this happen! Here’s one of our current projects we recently started in the heart of Carnoustie, a two bed semi detached bungalow which has been vacant for over 20 years! Morning all. Monday 6.05am. If is fascinating to see the variation between estate agents in their attitude to training new starters. Keen newbies surely deserve training support early in their careers to accelerate their knowledge, skills and performance? Yet so many agents still adopt the “in at the deep end” approach. Learning how to carry out the key essential basics of high quality estate agency (including understanding and providing guidance on the client/customer journeys and how we can influence them, making the perfect first impression, high quality customer handling, questioning and listening skills, securing and arranging viewings, conducting effective accompanied viewings, gaining commitment, handling objections, getting offers, spotting and converting valuation opportunities, handling fee enquiries and booking valuation appointments in the right way) will ensure the new intake become productive far more quickly and start to show you a positive return on your investment. Studies have shown that as many as 25% of new employees decide to stay with or leave an employer within the first week of joining. The main aim of induction training is to get new employees integrated into the business, to help them understand the systems, procedures, culture and mission statement of their new employer. Furthermore, induction training helps new employees settle down quickly, instils in them a sense of belonging and quite frankly makes them realise they’ve joined an organised business who will invest in them. Without a formal induction process to equip them with the necessary knowledge and skills, they are left to learn more slowly, sometimes via making confidence-sapping mistakes, which on occasions can lead them to conclude that the employer and/or job role is not for them. Lack of induction training is bound to lead to slower progress and lesser business performance and results. This can lead to frustration on the part of a keen, ambitious employee who realises the estate agency profession is right for them, but that the employer isn’t, leading to him/her seeking alternative employment where training and development will be provided. I am aware of countless young employees who have followed that path - me being one of them all those years ago. This is not a tout for business, although I’d be stupid if I didn’t mention that I run a high impact 3 day new starters’ programme called ‘Stars of Tomorrow’, which ticks all the aforementioned boxes. The October programme starts on 16th, with five places left. It could well be the best investment you make all year. If you have the energy and expertise to design and deliver something yourself, then do that. The time it takes will be significant, but a sound investment given the even greater amount of time it takes to source, consider and recruit replacements for the disgruntled, disheartened departees. A few days in the life of a £750,000 cash buyer needing to move in by October 31st 2024: Four emails sent to estate agents on Saturday/Sunday to request viewings for Monday ideally. As of Monday 2pm = no responses. Buyer then follows up the four agents by email/voicemail. Responses from two. One viewing took place late today. One is booked for tomorrow. These may or may not have happened without the buyer’s second contact. As for the other two agents: One agent’s lettings person who took the buyer’s call promised them a call back from sales colleague which didn’t happen. Still no response at all from fourth agent. The vendors of these agents’ properties are being charged five figure sums to sell their properties. I wonder how they’d rate the service being provided to potential buyers🤔 I hate to say it as someone who has been involved in estate agency for 40+ years, I am really saddened by the above. Maybe I expect too much. Update tomorrow. Not holding my breath though. If this could be your estate agency, please please please restore my faith and get your team to help this buyer find somewhere.
