The modern second charge mortgage market has never been larger or healthier.   Figures from the Finance & Leasing Association reported yesterday confirm that the second charge mortgage market has rebounded from the cost-of-living crisis and is again showing strong growth.   As the CEO of Interbridge Mortgages , a leading second charge lender, I closely monitor the market and I am not seeing it slow down. I expect next month to build on this momentum with H1 sales being about £808m, 16% up on the previous half year. That would be the strongest start to a year since the modern second charge market formed 15 years ago in the aftermath of the global financial crisis.   I believe that growth is likely to continue into H2, and my confidence is based on several compounding factors. The easing of affordability pressures, expectations of falling interest rates, rising confidence amongst brokers, simplification and automation of manual lending processes, the arrival of new lenders, a series of successful securitisations within the lender market, and the embedding of the FCA’s consumer duty are conspiring to drive the market to new levels of activity.   We’ve had some turbulent years, but the market has survived a pandemic, high inflation, war in Europe, unprecedented energy costs, rising interest rates and political uncertainty to emerge stronger than ever. Everyone loves a good chart, so I’ve created one below that shows how the market might look if growth continues unabated for another 6 months. Interbridge Mortgages’ work on Consumer Duty has shown that second charge mortgages create great consumer outcomes. Growth in the sector is good for consumers, good for brokers, good for lenders, good for funders and investors and good for the economy. Growth drives innovation and innovation drives growth. And this all creates more customer choice and financial options for those that need it.   Long may it continue!

With new support staff already started in our processing office and more to come , exciting times ahead and our journey has only just begun. We start today our first Lenders live Webinar with the lovely Katie Ware Quantum Mortgages in the office with me today - this was booked out almost straight away ,with a waiting list and a recording list . We have a captive audience of property clients actively looking solutions, with many from the SBL Financial Property and Finance Group . We all ready have a ever growing reserve list for the next one which could be booked out before we release the proper agenda and lender ( just a little hint my favourite Mayfair firm - offering bespoke solutions Zahira Fayyaz) so I am hoping we can get this agreed in the next week . This is something very bespoke and organic Q&A and on the trials we have done we have had cases coming in live - Never one to stand still, we are pushing boundaries to offer our clients a more unique experience and best service possible along with our new bespoke advisor pack to elevate us further in offering the best service possible to our clients , engagement and understanding as our business evolves so do we . I have also had to step in a pay for ( fees , re valuations , submissions ) for several clients lately as unlike some firms who swerve responsibility the buck stops with me. I take responsibility for my clients #WeSayWeDo , TCF is not a tick box exercise . I take competence ,truth and honour paramount in what we do, anything is possible it is just how badly do you want to fix it, do the right thing or just hide behind excuses and put barriers up . The right thing is easy, anything can be fixed in 24 hours its just some people don't want to .I will not ask clients to pay more funds when things are not their fault, but then again we have always done things different - not all brokers are the same and the truth and doing the right thing has never felt so good.
