Do you allow your managers and staff to procure compliance and maintenance services? Are they trained and do they have the knowledge to procure? So I have just finished asset surveys for a potential new client in London, these were 3 seperate high end sites with commercial kitchens. They are settings with vulnerable people. Luckily, this client had identified that they are at risk by letting there managers procure there services, on auditing internally they have identified they are not compliant and have not got the right supply chain in place, so they have reached out for help. One of the shocks of the day was they had self installed Fire Extinguishers throughout the premises that they had purchased several months ago from Lidl GB. I googled these, and no kidding up pops the picture below. If you are in this situation and would like a bit of *free guidance, relating to the operation, maintenance or general compliance of the building – send me a DM on here...for a **limited time period. I might be able to point you in the right direction, tell you where the relevant legislation is or maybe even offer a bit of help but only related to facilities management. If you don’t know what that is – get googling. If you feel like your service charges are being unreasonably raised but the maintenance isn’t done, has been done by Cowboy Hank, or is sub-standard/non-compliant then I might be able to point you in the right direction to help you be as awkward as possible in return..... I mean.....you might be able to robustly argue your position and report non-compliant work to the relevant authorities. Caveats: 1. If I don’t manage to get round to your e-mail – sorry about that. If I do – you’re welcome. 2. If you’re minted with a spare Lamborghini – please don’t e-mail me. If you have the funds to pay for professional advice – please do that instead. More public buildings and businesses will benefit from over half a billion pounds in government funding to help reduce their energy bills and carbon emissions. Schools, pools, and hospitals will be supported to make energy efficient upgrades, with over £557 million government investment. The new projects will help reduce emissions and cut bills, as part of the government’s plan to reach its world-leading net zero targets in a sustainable, pragmatic way.

The Building Controls Industry Association (BCIA) is urging a new Parliament to prioritise high energy performance (Class A) building controls in new and existing non-domestic properties across the UK. Following the recent Future Buildings Standard consultation, the BCIA emphasises the significant impact Building Automation and Controls Systems (BACS) can have on sustainability. Their recommendations include making BACS mandatory for HVAC systems above 180kW, integrating smart controls, and ensuring occupancy-based strategies for all building services. As the majority of current UK buildings will still be standing in 2050, retrofitting is essential to meet net zero targets. Maintenance costs are set to rise 16% by 2Q 2029, according to the latest forecast data from the Building Cost Information Service Limited Service (BCIS) All-in Maintenance Cost Indices. Cleaning costs, mainly driven by labour costs, are expected to rise by 23% over the forecast period, while BCIS expects energy costs to fall by 22% over the same period.
