Tom Mills - The Government has this week launched a fresh consultation paper on reform of the important and complex matter of the energy performance of buildings (EPB). The consultation is open until 26 February 2025, and seeks views from a breadth of stakeholders. As the paper details, the Government aims to reform the current regime to support a better understanding and management of EPB, whilst striving to achieve key national net-zero targets. The consultation will consider a wide range of possible changes, including the introduction of more detailed metrics in EPCs, which could cover energy cost, carbon, energy use, fabric performance, an analysis of the type of heating system in place, and “smart readiness”. EPCs may also need to be updated more regularly, and be required for a wider range of buildings and in more contexts. The Government’s expectation is that the consultation will lead to meaningful improvements to the EPC regime to create more useful tools to promote energy efficiency, and to enhance building standards in a real and measurable way. #commercialrealestate #esg #epc #sustainability #energyefficiency #buildingstandards #realestatedisputes #epb

Chris Xitsas - The 2025 investment outlook for the UK Life Sciences sector In front of a very busy auditorium at the British Library on the morning of 3rd December 2024, while the rest of London’s Knowledge Quarter seemingly was mapping out their busy Christmas run-in, we discussed the investment outlook for the UK Life Sciences sector with the help of an illustrious panel consisting of David Marks at Brockton Everlast, Peter Langly-Smith at Reef Group, Will H. at Royal London Asset Management and Jackie Sadek representing the UK Innovation Corridor. The panellists represented businesses responsible for around 4.5 million square feet of life science real estate throughout the Golden Triangle of London, Cambridge and Oxford – either already operational or in the development pipeline – and a strategic partnership of more than 16 local authorities, six universities and 100s of innovation and life science companies in the London-Stansted-Cambridge sub-region. I really enjoyed moderating the panel discussion at yesterday’s Movers & Shakers Property Networking Forum retail breakfast. We covered a huge and diverse number of topics from the impact of the budget, changes to business rates, which retail models are working, how to get the right tenant mix and how the industry is tackling sustainability and social value. Also managed to touch on green leases, a favourite topic for me! The audience asked what makes a successful retail offering, answers included… free parking, a clear purpose / role, great quality F&B anchor, an omni-channel offering and a solid narrative. Also thoroughly enjoyed Mark Stansfield of CoStar’s analysis of the market and hearing from Susannah Walker about how to make spaces accessible to women. Thanks to Allan Lockhart of NewRiver REIT, Ellen Peters of LUSH, James Rayner Related Argent, Louise Duggan Greater London Authority and Pablo Sueiras Landsec as well as Leigh Natasha Salter.
