This week, Stockport Mayoral Development Corporation (MDC) – Greater Manchester’s first MDC, and the first nationwide to focus on town centre regeneration – celebrated its fifth birthday with some major news: Greater Manchester Combined Authority has confirmed its support of the MDC zone tripling in size, and doubling its housing ambitions. Our client, Trinity Village, recently had the pleasure of working on an incredible project that showcases the rich history of London through the lens of the King Alfred statue in Trinity Church Square in Borough, SE London. The Trinity Village Estate Team collaborated with AOC Archaeology Group, one of the UK’s leading experts in heritage preservation, to conduct a photogrammetry scan of the King Alfred statue. This process created a detailed 3D model, uncovering the fascinating Roman elements embedded in the sculpture. Recent conservation work revealed that the statue has some Roman origins, with its right leg crafted from South Cotswold limestone (Bath stone), a material that was commonly used in Roman sculptures throughout London. This project marks an exciting advancement in our ability to understand such significant cultural heritage. In our latest blog, Account Director Alexander Peel offers an overview of the importance of interest rates to the real estate sector - and argues that while many of the factors affecting rates are out of the current government's control, there are reasons to suggest October’s budget could result in the ‘cutting cycle’ being quicker than expected. Yesterday’s NLA #LREF conference was an event full of optimism. The event at the Guildhall in the City of London discussed the future of the built environment under the new Government. Mark Allan, chief executive of Landsec, pointed to the potential of brownfield regeneration and the need for higher-density housing to unlock opportunities in the sector. Affordable housing was a major focus, with Fiona Fletcher Smith, chief executive of L&Q, highlighting the pressing need for it in London, where the average salary required to rent a home is now £76,000. Industry leaders called for more government intervention, as the private sector alone cannot sustain affordable housing development amidst high costs and supply chain challenges. Discussions about the planning system were also front of mind, with the NPPF consultation now closed. There was an emphasis on the need for planning reform. Millie Dodd, founder of Just Build Homes, advocated for a simplified process to involve younger generations and underrepresented groups, who are most likely to support new homes but least involved in planning. In one of our latest blogs, CB’s Stakeholder Engagement expert Rowan Cole offers his insight on the proposed changes to the NPPF and how these present an opportunity for developers. He writes: “We should warmly welcome any policy that encourages more building, particularly the building of homes. Pro-development rhetoric by the Government should be welcomed, as should any policy changes that make it easier to kick-start new developments. But the proof of the pudding is in the eating. "The proposed changes send a clear signal that Britain is open for building. It’s been a busy week for planning policy – Keir Starmer announced his intention to introduce automatic approvals for developments that meet high standards for design and quality (so-called ‘planning passports’), just days before the public consultation for changes to the National Planning Policy Framework closed. Amidst talk of the “hard yards of planning reform” at Labour Party conference, the government also signalled the publication of working papers on further changes.
