Our accounts show a strong and resilient financial performance, with improved turnover and operating surplus compared to the first six months of the previous year. We remain committed to both improving our existing properties and delivering more new social housing. This is demonstrated with the investment of £220 million in new and existing homes in the first half of the year, over three times the net surplus for the period. We have completed 792 properties (up from 606 in the first half of 2023/24) - of which 78% were for affordable tenures. During this period, we invested £7 million in the important work of our charitable foundation, Clarion Futures. Over the first six months of 2024/25, Clarion Futures has supported 793 people into jobs, 2,412 into training, and helped 35 people to set up their own business. As the country’s largest housing association, understanding who our 360,000 residents are is crucial to providing the service they need and expect from us. One of the key ways we do this is by asking 2,000 of them every year in a 15-minute survey over the phone. This is the Clarion Index. This year’s Index shows 83% of residents are satisfied with their neighbourhood, and 86% feel they belong in their neighbourhood. Encouragingly, for the first time the Clarion Index has recorded an increase in the proportion of residents who say they never feel lonely, with the number of residents who often or always feel lonely dropping to 15%. Last Wednesday, 4 December, our colleagues attended the Employment Related Services Association (ERSA) Employability Awards. Held at the Park Plaza Westminster Bridge, the event celebrated our two award entries that made it to the finals. We’re proud to highlight the achievements of our Clarion Response Apprenticeship Recruitment Programme, a finalist in the Youth Employment category. This incredible programme, led by our Clarion Futures Apprenticeship Development team, supports young people facing employment barriers, including our residents. Through tailored mentoring, skills workshops, and mental health resources, we’ve helped participants thrive both professionally and personally. The programme has transformed lives, equipping young people with the skills, confidence, and experience they need for meaningful careers. In return, we’ve welcomed motivated, passionate team members who share our values. A huge thank you to everyone who has contributed to this fantastic achievement!

Latimer by Clarion Housing Group has completed its flagship project to transform the iconic Rowntree’s Factory into an £80m residential development called The Cocoa Works. 279 thoughtfully designed apartments, 30% of which are affordable homes, now breathe new life into this historic site. The Joseph Rowntree Memorial Library has been reimagined as a co-working and meeting space for residents, complete with a concierge service. The William Sutton Pavilion, inspired by the Victorian social housing pioneer, is home to independent York café CAVO, alongside flexible, bookable communal spaces. Richard Cook, Chief Development Officer, said: “Our work to breathe new life into the Rowntree’s Factory has been a huge endeavour of which everyone involved can be really proud. “We all understand just how important the Rowntree’s Factory is to York’s heritage. It created some of the country’s best loved confectionery and was a major employer in the city, with a founder in Joseph Rowntree who was ahead of his time when it came to championing workers’ rights and social value." Despite its important cultural status, the Rowntree’s Factory fell out of use after production at the factory halted in 2006. It was left standing unused and derelict for more than a decade before Latimer secured planning permission to redevelop the site in 2017. We’re excited to expand our partnership with the Rothesay Foundation to launch a new wellbeing spaces programme. Building on our warm spaces initiative, this programme will offer activities to enhance physical and mental wellbeing while helping people save on energy bills. Thanks to a donation of over £525,000 from the Rothesay Foundation, and funding from Clarion Futures, it is expected that 60 wellbeing spaces will open across England. These spaces will support people of all ages facing hardship and social isolation, particularly older generations, and will operate for up to 12 months. One of the wellbeing spaces supported in the first round of funding is managed by Communities 1st at the Farriers Way Community Centre in Borehamwood. It provides a welcoming space for locals to connect over hot drinks and biscuits, with activities designed to reduce loneliness and foster intergenerational connections. We were thrilled to welcome over 50 guests to Greater London House on Tuesday for the launch of The William Sutton Prize – our Innovation Award named in honour of our founder, William Sutton. This prestigious award invites groundbreaking ideas in social housing that create a lasting impact on people’s lives and the environment. For its sixth year, we’re proud to unveil our most ambitious prize yet. The event featured inspiring speeches from Clare Miller, Group Chief Executive, Danny Thorpe, Director of Communications; and David Orr, Chair of the Board. We were also delighted to hear from 2019 Prize winner and judge Jas Bhalla, who shared insights from his work with the London Neighbourhood Scholarship Trust. Applications open on 15 January 2025, we will be providing for more updates throughout the year.

We recently showcased our rewilding projects in Tower Hamlets, which aim to restore over 35 hectares of green spaces designated as Sites of Importance for Nature Conservation (SINCs). Construction is underway at the new affordable housing project at 42 Station Road in Colliers Wood, Merton, which will be entirely for social rent. The new development will bring 98 high quality, energy efficient homes to the heart of Merton, aimed at enhancing local family life with sustainable living options. The new 10 and 13 storey buildings, which are being delivered in partnership with The Hill Group UK , are located near the scenic River Wandle and Morden Hall Park. The development is expected to be completed by 2026 and will feature a landscaped courtyard, riverside park, play areas, and commercial spaces, fostering a healthy community atmosphere.
