The removal of the VAT exemption for private schools was a key measure of the Autumn Budget on 30 October. It is estimated that scrapping the exemption could raise £460m in 2025, potentially rising to £1.7bn by 2029/30. However, “Children with SEND in these schools are increasingly being refused additional funding from councils in England unless they have an approved EHCP creating a cycle between parents and councils over who gets support. This funding crisis, coupled with the VAT changes, could further escalate the pressure on local authorities,” says Ibitoye Ibikunle, Associate Director - Care Consultancy at Christie & Co. To find out more about the impact of these changes on those with SEND, click below and read the article in Children & Young People Now. #SEND #specialisteducation #educationbusiness #commercialproperty #businessconsultancy

We are pleased to bring to market this former care home in Fishguard, Pembrokeshire, which comprises a modern extension connecting an impressive 27-bedroom property to a 14-bed convent and chapel. “The availability of St Teresa's represents an outstanding opportunity to re-establish this impressive property as a quality care home or a residential redevelopment opportunity given its prime location with commanding views of the harbour. Properties of this size and in this location are rare to market.” - Oliver McCarthy, Director – Care, Christie & Co For more on this opportunity, click here: https://lnkd.in/e8WdUmMR Or contact Oliver directly: [email protected] / 07702 809 198 #carehomesales #walesbusiness #healthcarebusiness #carehomeforsale #commercialproperty

We are pleased to announce that our latest Portugal Hotel Market Snapshot is out now! The report analyses the evolution of the hotel market in Portugal, focusing on the nine regions that make up the country and exploring ambitious infrastructure investment plans, trading performance, and the impact of wider economic activity. “Despite its historical presence amongst the preferred choices of many European travellers for short breaks and holidays, the transformation of the Portuguese economy, its tourism industry and fast evolving offering in the established destinations but also beyond, are all positive factors to place the country higher up on the leaderboard of hotel investment and development hotspots," said Pierre Ricord, Head of Hotels Consultancy at Christie & Co. We have been instructed to sell a 66-bedroom care home development site in the highly affluent Devonshire town of Kingsbridge. In October 2024, Frontier Estates, submitted a full planning application for the ‘redevelopment of the site to provide a care home (use class C2) including access, parking, landscaping and other associated works’. A decision is anticipated in the first quarter of 2025. “Kingsbridge is a highly affluent pocket of Devon and presents a unique opportunity for care developers looking to expand into the southwest with flagship locations. There is a clear undersupply of newbuild care provision within the local area compounded by supportive fee analysis, and this scheme will undoubtedly form what will be the market-leading facility.” - Sara Hartill MRICS, Associate Director – Healthcare Development & Investment, Christie & Co For more on this opportunity, click below or contact Sara directly: [email protected] / 07783 811 138 #carehomedevelopment #developmentforsale #healthcareinvestment #healthcaredevelopment

What can hotel transaction data tell us about investment opportunities in the UK? In our latest blog post, our Hotels Consultancy team explore recent transactional activity across the country, from cross-border investments to single asset versus portfolio deals, pinpointing new trends and opportunities. "The recalibration of pricing and the softening of yields have been progressive since early 2023, and is starting to unlock deals. With further interest rate cuts on the horizon, we anticipate improved liquidity in the debt markets in the last quarter of the year to support a wave of refinancing together with a progressive but slow sharpening of yields, all converging to increased fluidity in the UK transactional market." – Jeremy Jones, Head of Hotels Brokerage.
