UK Property Market Update – Week 49 🏡 Here’s a detailed snapshot of the UK residential property market this week, providing key insights into listings, sales trends, and price movements. Let’s break it down: 🔹 New Listings 21.2k new properties hit the market this week – a drop of 2.6k from last week, as expected during the Christmas run-up. However, 2024 YTD listings are still 8.5% higher than 2023 YTD. 🔹 Price Reductions 11.1% of residential sales stock was reduced in November, down from 13% in October and 14% in September. Stock levels are naturally dipping as the year winds down. 🔹 Total Gross Sales 20.7k homes sold STC this week, 9.6% lower than last week. However: ✅ 24% higher than the same week in 2023. ✅ 8.9% higher YTD than 2017/18/19 levels. ✅ 15.3% higher than 2023 YTD. 🔹 Sales Through-Rate 14.9% of residential stock sold last month. For context: 📌 2024 average: 15.7%. 📌 7-year long-term average: 17.9%. (The crazy 2020-2022 years hit the mid-20% range!) 🔹 Sale Fall-Throughs 26.3% of agreed sales fell through this week, slightly above the 7-year average of 24.3%, but well below the 40%+ spike seen after the Truss Budget in late 2022. 🔹 Net Sales 15.2k homes net sold this week. For perspective: ✔ 21% higher than Week 49 in 2023. ✔ 52% higher than Week 49 in 2022. ✔ 17.5% higher YTD compared to 2023. 🔹 Exchanges vs Unsold Stock Since Jan 1st, 53.7% of listed properties exchanged contracts, while 46.3% were withdrawn unsold. Essentially, a 50/50 chance of completing a sale. 🔹 UK House Prices The £/sq.ft metric predicts Land Registry data with 92% accuracy. The initial November figure is £344/sq.ft, a 4% rise since January (£330/sq.ft). For comparison: 📈 August 2024: £334/sq.ft. 🔹 Residential Stock Levels 📦 677k homes on the market at the end of November: ▪ Nov '23: 664k ▪ Nov '22: 527k ▪ Nov '21: 397k ▪ Nov '20: 617k ▪ Nov '19: 608k 🔹 Sales Pipeline 487k homes sold STC at the end of November: ▪ Nov '23: 391k ▪ Nov '22: 436k ▪ Nov '21: 509k ▪ Nov '20: 533k ▪ Nov '19: 353k 📣 What Does This Mean?
