Need a Small Space (1000 - 1500 SF) To Rent (Near Toledo Hospital/University)

I'm looking for a small space for storage and light work with the following criteria: • 1000 - 1500 SF • Heated • With a bathroom • 220 single phase electric • I'd like to be near Toledo Hospital or Toledo University (may consider other locations if it seems right).
• I don't care what it looks like - I don't have customers/friends coming in.
• Big parking is not required - one or two spaces.
• I don't mind making some improvements at my expense.
• Don't need outside storage or work space.
• It can be retail if the rent is reasonable.
NOTE: I'm not doing anything related to automotive.
