Looks like this retail/residential building in Azabujuban has gone under contract. It was on the market with a cap rate of around 2.75% and a list price of just over ¥2 million/m2 based on the building’s GFA. Fully leased. Recent cap rates around Azabujuban Station look to be in the mid-to-high 2% range. It’s a densely packed commercial neighborhood with a shopping street district dating back over 300 years. Roppongi Hill and Azabudai Hills are about a 15 min walk away. And, the ‘Roppongi Hills II’ (Roppongi 5 Chome West District) mega-project is about to commence just up the street. Not a surprise then that commercial land values at a survey site along one of the Azabujuban retail streets have risen by around 8 ~ 10% this year.

With urbanisation driving up demand for affordable housing and property transactions rising by 17.2% in Q1 of 2024, we must focus on improving living conditions in affordable areas through initiatives like better street lighting, sports parks, and home renovations. By forming consortia to bulk purchase materials, we could reduce costs by up to 30%. HDB has announced that more flats have been completed, which is good news for home buyers. Although the increase in supply may not immediately impact home prices, it will help moderate or slow down the price increase in the long run. D'Pulze is staple in Cyberjaya and for that, KIP REITs made the right buy. I can attest to that because I lived and breathed Cyberjaya for 5 years. D'Pulze is staple because it's the only place you go almost daily because it's the only decent shopping mall in Cyberjaya. Tenant mix is easy to predict even if you're not from the trade because they have the usual suspects like Jaya Grocer, Daiso, DIY, TGV, Starbucks, Coffee Bean, Subway, Secret Recipe, FOS, Family Mart, MyNews, MPH, Baskin Robbins, A&W, Sushi Zanmai, Ace Hardware, an electrical appliances store, a dentist, car service centre, some other restaurants, it even has a hotel, apartment, a hybrid of apartment/hotel and office of which yours truly at one time operated from for a very decent price given its distance from city centre civilisation. It's not glitzy and definitely not glamourous but you do see every now and then couples dating like it was Fifth Avenue all dressed to kill! But if you need a birthday cake or have your tooth ache attended to, or get your tempered glass fixed on your mobile phone, this is the place. My only complaint is the ventilation could be better because you might end up smelling like the kitchen on the wrong day. Maybe the toilets could be better designed too because of the same reason. Parking rates too, a tad too expensive for such a small neighbourhood mall. Ok that's 3 complaints.... hehehehe... Other than that, oklah kalau nak cari screwdriver ke or destress walking the entire mall in 20 minutes....boleh je...

TRIS rating report on the CPNREIT . What the report does not mention is anything about same store rental growth. I have not seen any mention of that item either in CPN's investor presentations . The REIT holds 7 shopping centers including Central Rama 2 and Rama 3 , 4 office buildings and the Hilton Hotel Pattaya "CPNREIT’s revenue and earnings growth were primarily driven by the robust occupancy rate (OR) of shopping centers at above 95% and increased revenues from revenue-sharing contracts. The trust also received the full amount of fixed and variable rents for Hilton Pattaya since the beginning of 2023. The OR of the Hilton Pattaya Hotel recovered to 88% in 2023 and 94% in 6M24 from 76% in 2022. However, the OR of office buildings continued declining to 84%-85% in 2023-6M24 from above 90% of the pre-pandemic level. Future performance continues reviving We expect CPNREIT’s operating performance to continue improving, supported by increasing rental and services income from its retail and hotel businesses amid the ongoing recovery of customer traffic, rising tourist arrivals in Thailand, and growth prospects from potential asset acquisitions from its sponsor. In a move to cool #Singapore’s #publichousing resale market, the maximum loan that home buyers can take from Housing & Development Board will be tightened from 80% to 75%, reducing the maximum amount that home buyers can borrow from HDB. This brings the LTV limit for HDB loans in line with loans granted by #financialinstitutions, which remains at 75%. This is the fourth set of property cooling measures since December 2021 when the LTV for HDB loans was lowered from 90% to 85%. It was further cut to 80% in September 2022. First-time #homebuyers, especially lower-income households, will be less affected by the lower LTV limit as they receive significant housing #grants. Singapore’s private residential market remains stable, with price and rental momentum easing further in 2Q2024. The overall private residential property price index saw a smaller increase of 0.9% in 2Q2024, compared to the 1.4% gain in 1Q2024. For 1H2024, the quarterly average price increase of 1.2% was lower than the 1.7% in 2023 and 2.1% in 2022. Private housing rentals fell for the third consecutive quarter by 0.8% in 2Q2024, following the 1.9% decline in the previous quarter. The expected completion of about 11,300 private residential units (including ECs) in 2024 will help cater to immediate demand. A further pipeline supply of about 50,000 private residential units is expected to be completed over the next few years to meet medium term market needs. We are pleased to share an article we wrote and published in The Business Times today. Singapore's residential rental market seemed to have bottomed after a protracted period of decline. Median rents for private non-landed homes increased from Q2 2024 to Q3 2024. This upturn comes after a period of rents stagnating or falling since reaching a peak in Q3 2023. Key findings 1. Singapore's government has sought to increase land available for private homes. And it will offer sites for over 8,500 private homes in the H1 next year for sale. The city-state's home sales jumped to their highest level in over a decade, confirming a property market revival that's raising expectations of further government curbs. According to the Urban Redevelopment Authority of Singapore (URA), real estate developers sold 2,557 new private units in November. And that's more than the previous 6 months combined, & most for a single month since March 2013. The resurgence was driven by multiple mass-market projects launched in the same month, as developers sought to take advantage of declining borrowing costs & pent-up demand. Statista has projected the residential real estate market in Singapore to reach a value of $1.5 trillion this year. HDB resale prices rose by 0.9% month-on-month, and rents increased by 0.4%. - 𝗠𝗮𝗿𝗸𝗲𝘁 𝗜𝗻𝘀𝗶𝗴𝗵𝘁𝘀: Foreign buyer activity was notable in high-end properties, despite an overall decrease in foreign buyers. Limited new launches and economic factors are expected to keep new private home sales sluggish, while the resale market remains active. Analysts predict slower growth in resale prices for 2024 and a potential further decline in condo rents due to high inflation and oversupply. 𝘼𝙨𝙞𝙖𝙣𝙋𝙧𝙞𝙢𝙚 𝘽𝙪𝙯𝙯: The 99:1 Property Ownership Arrangement The 99:1 property ownership structure, or Tenancy-In-Common, involves one party holding 99% ownership and another holding 1%. While not inherently illegal, it can be deemed tax avoidance if used to circumvent Additional Buyer’s Stamp Duty (ABSD). The Inland Revenue Authority of Singapore (IRAS) is investigating these arrangements to uncover potential tax avoidance, focusing on artificial structures to reduce or avoid stamp duties. From 2018 to 2021, IRAS identified 166 cases, leading to the recovery of stamp duty amounts plus a 50% surcharge, and additional penalties up to four times the unpaid amount. This effort has reclaimed approximately S$60 million in ABSD and surcharges. The Golden Tower deal is near closing. Golden Tower was put up for sale last year, but has had repeated bouts of cancellations and delays with the preferred bidder changing each time. Finally, Singapore-based asset management companies CapitaLand Investment Management and Keppel Asset Management competed to win the acquisition, and the seller KORAMCO Asset Trust, chose CapitaLand Management. With several different preferred bidders and deal cancellations, the seller was very careful in this selection. KORAMCO sent the final draft of the MOU to CapitaLand seeing a high possibility of closing the deal, and CapitaLand signed the MOU on the 9th after completing a legal review of the final draft. Our Singapore marketbeats Q3 2024 are out! Some key takeaways Office CBD Grade A rents continue to edge higher (0.3% qoq) despite higher vacancy rates. While the flight to quality persists, cost conscious occupiers are moving ahead with older Grade A stock that provide good value. Rents at the top end of the office market have slowed while rents at older but well located Grade A stock have edged higher. While the Singapore office market vacancy has crept up in Q3 2024, it is expected to trend lower from 2025 to 2027, with annual new supply dropping below historical demand averages. Sentiments in the Singapore office market could shift very quickly in 2025 if occupier demand picks up. On the investment front, overall investment salesvolumes have been steadily improving since Q2 2024, before the US Fed started to cut interest rates. Robust activity was observed for industrial and retail assets as investors remain confident of their long term operating performance. While investment sentiments are poised to improve, overall borrowing costs still remain relatively high as compared to pre-pandemic levels and the rate of decline (of borrowing costs) could be gradual. As such the recovery in investment volumes could be phased out into 2025.
